This dissertation investigated the spatial and temporal patterns of urbanization and its driving forces that have recently appeared in developing Asian countries. Studies have been conducted in Vietnam, a socialist transition country in Southeast Asia that experienced rapid urban transformation after the 1986 reform. The study consists of three papers focusing on the following sub-themes: (1) the contemporary transformation of socialist collective housing areas in Hanoi following the reform; (2) key factors affecting the urbanization process and features of urban spatial growth patterns over the last three decades throughout the country; and (3) the spatial effect of foreign direct investment and economic activities on urban land expansion since the 2000s. The main findings of this study are as follows.

Paper 1 (Chapter 2) Persistence of Socialist Collective Housing Areas (KTTs): The Evolution and Contemporary Transformation of Mass Housing in Hanoi, Vietnam
This study examined the Socialist Collective Housing Areas (KTTs, Khu Tập Thể in Vietnamese) in Hanoi. After the reforms, the KTTs experienced physical and functional changes with Hanoi's urbanization. The KTTs were originally built on the outskirts of Hanoi during the 1960s–1980s. The development was influenced by the state-led mass housing model that originated from the micro-district concept of the former Soviet Union. With the urban expansion of Hanoi, the KTTs have become situated in the city’s central area. The study analyzed the location of Hanoi’s remaining KTTs based on the distance from the inner-city area and accessibility. The outcome of physical transformation, the use of space, housing prices, and the conditions of the areas surrounding the KTTs were investigated based on a resident survey of 240 households and field studies in six KTTs sites. Changes in the use of space on the ground level, the addition of self-extended structures from existing housing units, and overall redevelopment into high-rise buildings were observed in field studies. The degree and pattern of transformation differed according to location type. The KTTs located near the inner-city area with good accessibility were the most actively transformed. The study showed that the KTTs’ living conditions were influenced by the location and socio-economic factors such as the transitional living culture and an increase in residents’ income. Furthermore, the survey results of residents found that socialist collective houses still function as affordable housing and transformed spaces to generate income for residents.

Paper 2 (Chapter 3) Beyond Desakota: The Urbanization Process and Spatial Restructuring in Transitional Vietnam
This study explored the urbanization process and urban land expansion patterns in Vietnam over the past 30 years. By examining socio-economic transition and by mapping urban land (built-up area) growth, this study derived the temporal and spatial urbanization features and distribution patterns throughout Vietnam. Furthermore, the study compared Vietnam’s recent urbanization process with the traditional theoretical concepts of desakota and peri-urbanization, illuminating the features of Southeast Asia’s urbanization. The urbanization process has changed considerably over time and is affected by multiple factors, such as the political–economic reform process and economic structural transformation. Moreover, as a socialist country, the urbanization process in Vietnam was still influenced by the remaining socialist system, including migration restrictions, the land tenure system, and state-led land development and management systems. Until the early 1990s, a feature of Vietnam’s urbanization was described as a traditional desakota. However, from the late 1990s, large-scale land development emerged due to the industrialization of the economy and an increase in foreign capital investment. The movement of the agricultural population to industrial and service sectors in rural areas promoted extensive spatial urbanization. Additionally, large-scale urban projects have been developed by a coalition of governments and private investors. Consequently, the landscape of the metropolitan and coastal regions has changed significantly. These changes were prominent in the rural and peripheral areas of the Hanoi and Ho Chi Minh City metropolitan regions. In terms of the direction of urban spatial growth, extensive outward expansion and diffused patterns into rural areas continued until the 2000s; it has transformed into centralized and densified patterns in urban centers and urban edges since the 2010s. The rural and peripheral areas are transforming into heterogeneous and fragmented urban forms, as a scattered low-density urban fabric and enormous new high-density urban areas are mixed.

Paper 3 (Chapter 4) The Effects of Foreign Direct Investment and Economic Activities on Urban Land Expansion after the Reform in Vietnam
This study evaluated the spatial effects of foreign direct investment (FDI) and economic activities on urban land expansion in Vietnam since the 2000s. While previous studies have been restricted to particular cases due to data limitations, this study constructed and used panel data from 63 provincial-level regions nationwide on long-term FDI inflows and urban land change. The study applied panel and spatial panel models to examine FDI’s direct and indirect impacts on urban land expansion in the host and neighboring regions. FDI inflows in Vietnam were most prominent in the manufacturing and real estate sectors and were spatially concentrated in the metropolitan and coastal regions. The estimated model revealed that an increase in FDI inflows positively affected urban land development in the host region. Additionally, the regions where urban land increased due to foreign investment had spatial autocorrelation and were spatially grouped. However, it negatively affected urban land expansion in neighboring regions. Thus, FDI inflows and economic activities positively affected the investment area’s economic and spatial urban growth but negatively affected the neighboring provinces and deepened regional imbalances.
