Development Criteria of Multi-Habitation Specialized Complexes in the District - Focused on Gangwon Special Self-Governing Province - Go, Jaeyoung Dept. of Urban Planning & Real Estate Graduate School of Kwangwoon University Through theoretical background research, this study considered the concept of multi-habitation through references, research data, and statistical data, and focused on conceptual characteristics and market scalability in terms of social, economic, supply, demand, and policy discussed in relation to multi-habitation. In particular, by analyzing the demand characteristics of multi-habitation and deriving demand factors, this study is meaningful in that it is possible to come up with changes in mid- and long-term housing types and partial alternatives due to the dualization of housing demand through the proposal of reasonable development standards for specialized complexes considering multi-habitation along with new paradigm changes in residential culture. Through empirical analysis to analyze the demand characteristics of multi-habitation, the tax policy of one household and two houses, which is estimated to affect the satisfaction of multi-habitation consumers, as well as the criteria for developing specialized complexes considering multi-habitation consumers, were found to have the highest evaluation of humanware among the main items, and among the hardware, the highest weight was given to local government partnerships among the properties and software details of designation of use areas. In addition, the results of the general public's survey were evaluated in the order of human software, software, and hardware, and location topography was evaluated in the hardware evaluation category, management and operation costs in the software category, and local partnership in the human software category. The evaluation of private development experts considering the market scalability of private business participation was in the order of hardware, software, and human software, respectively, and the targeting of location, lifestyle, and core target customers. First, looking at the comprehensive results of the AHP survey on the major items, first, looking at the major items, it is as follows. The ranking of the main items, which synthesized the evaluation results of the civil service group, the general public group, and the expert group, was evaluated in the order of humanware (0.527), software (0.292), and hardware (0.181). Second, the priority of hardware detailed items was evaluated by synthesizing a group of evaluators, and the high weights were evaluated in the order of appropriateness (0.350), location topography (0.240), accessibility (0.154), compliance with the surrounding landscape (0.110), and layout plan rationality (0.067). Third, among the detailed software items, the priority of software item analysis was evaluated in the order of lifestyle consideration (0.232), differentiation of introduction purpose and function (0.203), adequacy of site acquisition and development cost (0.173), and appropriateness of management and operation cost (0.115). Fourth, among humanware details, local government partnership (0.286), local indigenous people and cooperation (0.217), emergency disaster dispute response program (0.178), and core target customer targeting (0.102) were evaluated. Fifth, the final comprehensive analysis results were evaluated in the order of local government partnership (0.151), local residents' cooperation (0.114), emergency disaster dispute response program (0.094), living guidelines compliance (0.079), lifestyle consideration (0.068), introduction use function differentiation (0.059), core target customer targeting (0.054), accessibility (0.028), architectural type size (0.014), and layout plan rationality (0.012). This study is meaningful in that it derives reasonable development criteria for specialized complexes that take into account the multi-habitation demand class according to social changes in lifestyle and residential trends through factor analysis. However, this study is an analysis of the subjects of empirical research, and it is expected that a follow-up study will be needed by subdividing the private expert group, public sector expert, and academic expert group in the future. __________________________________________________________________________ Keyword : Development Criteria, Multi-Habitation, District Level Planning, Gangwon Special Self-Governing Province, Analytic Hierarchy Process
