The purpose of this house was to analyze the factors determining the difference of detached house sales ratio among regions or zones under the condition that the housing site developments were changing from suppliers'' market towards buyers'' market. For this purpose, the researcher sampled the housing site development zones designated since 2000 where the detached houses had not been completely sold out.The sample zones were 11 in the capital areas, 4 in metropolitan areas and 15 in other cities (3 in Kangwon Province, 3 in Chungchong Province, 3 in Cholla Province and 6 in Kyongsang Province); the zones were sampled relatively evenly throughout the nation except for Jeju Province.Region-wise detached house sales ratio was set as the dependent variable reflecting consumers'' preferences of the housing site development zones, assuming that a higher sales ratio would be equated with more excellent location and more comfortable environment. In addition, geographic and environmental factors were set as independent variables. The geographical factors were distance between site and such major facilities as civil hall, main road, commercial zone and traffic points, and the population size of the mother cities, while the environmental factors were population density, park/green zone ratio, ratio of detached houses, and number of population. The effects of each factor on sales ratio were analyzed by using the multiple regression analysis to determine whether they would be positive and negative. The variables determined through such a regression analysis were used to divide the 30 sample housing site development sites into the group showing a higher sales ratio and that showing a lower ratio, and thereby, differences between these two groups were t-tested by each factor. As a result of the multiple regression analysis, it was found that three dependent variables except for the city size had negative effects on the sales ratio. The order of such effects was distance between site and main road, population density and ratio of detached houses. As a result of t-test, it was found that city size out of the geographic factors and ratio of detached houses, population density and park/green zone ratio out of the environmental factors were different significantly between two groups.Summing up the results from the above two analyses, the common variables affecting the sales ratio were city size out of the geographic variables, and ratio of detached house and population density out of the environmental factors. The result of the multiple regression analysis showed that the distance between site and main road was effective on the sales ratio, while the result of the t-test suggested that the park/green zone ration affected the sale ratio.Based on the above findings, it is deemed necessary to improve accessibility to the detached housing site with an effective traffic net in order to increase the detached house sales ratio. In addition, it is also necessary to locate the housing sites in such areas enjoying quality services as capital or metropolitan areas, or otherwise, secure quality and quantity of the services similar to the metropolitan ones for those sites in small local cities.Besides, it is essential to determine the ratio of the detached houses appropriately rather than plan it at too a higher ratio, while planning the population density at a lower level and the park/green zone ratio at a higher level to create a more leisurely and comfortable living environment.
