Roughly 900,000 households in Korea hold a home elsewhere while renting the place they currently occupy. This study turns to why some single-home owners arrive at that state. Twelve waves of the Korean Labor and Income Panel Study (waves 16–27, 2013–2024) form the empirical base, a period that brackets both the speculative price run-up of the late 2010s and the cooling that followed. Linking households across consecutive waves and keeping only those that moved leaves 2,484 single-home owners, of whom 259 switched into rental tenure at the destination while keeping the original property.
Three binary logit models are fitted in sequence, with marginal effects at the mean reported alongside the coefficients. Moves prompted by employment, children's schooling, or the end of a rental contract are tied to a substantially higher chance of falling into the mismatched state. The investment-side signal works in the same direction: when the area being left has experienced faster price growth than the destination, owners tend to retain the existing house and rent at the new location. Households with thinner financial buffers also lean toward mismatch, which points to liquidity as a separate channel rather than a mere reflection of preference.
Mismatch clusters in high-price districts within the Seoul metropolitan area, well-known school catchments, and administrative new towns echo what the regressions show. The results caution against using single-home ownership as a clean marker of end-user housing demand.
