This study has investigated the features of changes in land use and open space. The large scale district of housing site development projects, which has developed from the 80's up to now, has been a subject of the study. Based on the results of the study, this study aims at proposing suggestions for environmentally friendly land development pursuing the comfort and safety of residents in land development projects for years to come. First, we have chosen districts of land development projects nationwide and have investigated the changes and the general tendencies in land use and open spaces. The results of the study are as follows.
Population density all over the country tends to decrease. It also tends to decrease in non-capital area and secondary cities. However, it has a tendency to keep increasing in the capital area. Results from the analysis on the relationship between population density and open space has shown that the ratio of parks in open spaces gradually decrease in the capital area, where the population density rises. On the other hand, the ratio continues to rise in non-capital areas, where the population density decreases.
The results of the analysis on the changes of land use, based on the changes of the population density, have shown that residential sites have continued to decrease, while facility sites have increased. Results from the analysis on the changes of open spaces among facility sites, open spaces in both residential and facility sites, except parks in the capital area, have shown increases. It has been proven that parks and green belts, which provide comfort and peace to the residents, increase due to the increase of facility sites. It has been shown that the open space for mutual exchange between residents has increased as well. However, even though facility sites have increased in the capital area, the result has shown that the ratio of parks in open spaces has decreased gradually. It is considered that the rising price of land in the capital area would be the main reason.
In conclusion, the population density plays a key role in the changes in land use and open space when developing land, and the housing policy of the government influences the changes. To achieve a new paradigm for residential land in the 21st century, environmentally friendly land development for environmentally friendly residential complexes, and environmentally friendly factors of projects should be introduced in order to preserve the global environment and to harmonize with neighboring surroundings. In this respect, the role of the government should take precedence over the endeavors of individuals or NGOs. When considering the effects of land development projects, the effects of public development projects would be enormous, much larger than that of private development projects. To prove the validity that the government and the local government play leading roles in environmentally friendly land development projects, the results of the study will be very useful.
