It was not until the early of the nineties that Land Development Trust(LDT) was introduced, for the purpose of alleviating problems from the shortage of land to be used, in our country. Though it's growth rates in the number of contracts has been great every year, LDT, as a new policy, shows some problems in its operation in our country. This study tries to the alternativies to activate LDT in our country, consequently it will be helpful to the enlargement of available land. Another purpose of this study is in searching of the feasible schemes how to apply LDT into KoLand's development projects. For this the study consists of eight chapters with the followings. The first chapter is introduction that presents the purpose, scope and methodology of study. The second chapter reviews about basic concept and usefulness of LDT. The third chapter examines foreign systems of LDT, as one of comparative analysis. It touches on the Japan system of LDT that is the model of our country's, REIT(Real Estate Investment Trust) in America and some systems in Germany. The fourth presents the state and the problems in operation of LDT including its history and development in our country. The fifth chapter is in searching of alternatives to activate LDT. It trys to present alternatives in both general perspective and specific one. Particularly, it addresses the usefulness and problems in introduction of mortgage system in our country as a new method, in order to supply enough funds through moblization of new method, in order to supply enough funds through moblization of real estate or mortgage in the real estate market. The sixth is the main chapter that examines the ways of application of LDT into KoLand' development projects. It refers to applications of LDT to settle proprietors' appeals and to compensate effectively in development projects. The seventh chapter describes the prospects of LDT market in the future and preparations and roles of KoLand for them. The final chapter contains research summaries and policy recommendations.
