      • 체계적인 위험예측을 통한 사업타당성 모델 분석

        Pre-design phase becomes very important because the construction market in Korea is often unpredictable. Also, the construction market is diversely changing because social environmental factors are rapidly transforming. Therefore, construction projects are becoming complex and diverse. Furthermore, the risk being ingerent in construction projects are increasing, and now people are considering about the risk management of construction projects in successfully handling the risk factor. So, most risky period construction project is a feasibility analysis phase where the possibility is highest. But the existing feasibility analyse cannot fulfill their functions very well in construction projects because they .are based on the intuitive approach rather than the systematic approach. Therefore, the objective of this research is to propose an another feasibility analysis method reflecting a risk prediction model through an analysis of the existing studies and a case study.

      • 강원지역 대·중소 건설업의 균형적 발전 방안에 관한 연구

        Recently, a size of the domestic construction industry has been reduced rapidly, and its economic slump has been continued with the government real estate stabilization and tax policies. Moreover, as the reconstruction of apartments that has been added high value to the construction companies has been on the stake of high risk with delays of reconstruction start and finance restriction policies, an uncertainty of the construction markets and the competitions between the construction companies has been increased. At this point, the establishment of a collaboration relationship between construction companies has been recognized as one of the methodologies to respond actively on these uncertainties and fierce competitions. A collaboration relationship between construction companies is based on the balanced cooperation relationship for surviving together, and should be maintained on the complement and specialized collaboration between big, middle and small contractors. This paper propose a model of practical collaboration relationship to cooperate together between prime and subcontractors in Korean construction companies based on the analysis of questionnaires to the collaboration status between general and subcontractors in the Kangwon province.

        Recently, construction industry has been magnified while various cooperative relationship makes steady process. So importance of management during construction is gathering strength. Therefore, we need systematic management gradually. But almost management of construction industry that performs these day is focused on construction phase not design phase. The purpose of the present study is to find the effective way of design management with enhancing the process of design phase.

        The construction project is largely exposed to much more risk events over the project life cycle due to its complexity and size than the other industries. Therefore, the construction risk management process to identify and response the risk events is not only performing acutely but also proceeding systematically. The risk identification phase in the risk management process is to identify various risk events and define its characteristics. At this phase, the risk identification system is very useful tool to identify every possible risk events in the project. This study shows some problems of the existing risk identification system and proposes the modified risk checklists to be implemented in the actual risk identification phase than any other existing risk identification systems to be examined at this study.

      • 국내건설공사 클레임사례를 기준한 위험요인 및 대응전략 분석

        According to the growth of society, The risk events of construction project have been increased against the past because it is called for variety and complexity. So that, we are recognized, the risk identification and risk response strategy are very important things in the construction project. The existing studies about judicial precedent of claim deal with mainly proving of method which is to search the judicial precedent data, to make a decision of claim and to decide schedule of construction project. Because it dose not deal not deal with judicial precedent of clime as risk management view, however, it is not helpful so much to respond at the risk for the process of construction project to the owner and the contractor. The purpose of this study, therefore, is that it identifies the risk events and set up the risk response strategy, through analysis of judicial precedent of claim as a risk management view.

      • 프로젝트 파이낸싱을 활용한 국내 SOC 민간투자사업 건축기획 단계에서의 리스크 관리

        Project Financing(PF) was introduced from the way of banks' conditional financing that take buried oil as security and offer required money to oil explores which have weak loaning ability in the U.S. 1930s. After that PF has developed with financial market and it has been activated in the market of Korea since 'An Institution about Private Financing Invitation Promotion' was established. Started with I-Hwa Ryoung tunnel project, Pf has been used in the Metropolitan Area Airport Highway and etc. But because of the risk that occurred by PF's complexity and uncertainty, PF has not been used fully and there are only few practical examples. The purpose of the present study is to investigate how to decrease, identify and extract the risky factors of project that being planned by PF.

Consequently, it classifies the risk event from project initial planning phase of construction project from this study which probably is substantial risk event the possibility of accomplishing from a planning phase successfully in order to be.

        A Model of Risk Management Plan in the Development Phase of Urban Regeneration Project

        Recently, intensive urban redevelopment concentrated on new towns has reduced the number of settled population, and weakened various functions such as commercial, culture, education and welfare in old towns, and made the stagnation and declination of the entire or some parts of old towns. Urban regeneration project means renewing cities' functions in terms of physical, environmental, social, cultural, industrial and economic aspects or revitalizing the existing functions through improvement project in the entire or part of a city, which is now drawing keen attention from the public. However, urban regeneration project is huge in scale, needs long construction period and various complex facilities, and also characterized by complicated relations with many stakeholders. Due to such characteristics, there are many risks in the project. Therefore, systematic risk management is absolutely necessary to efficiently manage various risk factors inherent in urban regeneration project. The purpose of this research proposes a basic model to establish risk management plan and work process in order to help project participants to perform risk management more systematically and rationally in the development phase of urban regeneration project.

        Time-Cost Trade-Off by Lead-Time Adjustment in the PDM Network

        Since the late 1980s, the schedule technique applied to the construction industry around the world has rapidly changed from the traditional ADM (Arrow Diagramming Method) to the PDM (Precedence Diagramming Method) technique. The main reason for this change is to overcome the limits and inconveniences of the traditional ADM technique. The time-cost trade-off is one of the core scheduling techniques to establish the best optimized combination plan in terms of a relationship between the cost and schedule. However, most of the schedule-related textbooks and research papers have discussed and proposed applications of a time-cost trade-off technique based only on the Finish to Start relationship. Therefore, there are almost no consideration and discussion of problems or restrictions that emerge when the time-cost trade-off technique is applied to the PDM network that has overlapping relationships. This paper proposes the lead-time adjustment method as a methodology for overcoming some restrictions that are encountered when the time-cost trade-off technique is applied to the overlapping relationships of the PDM network.
