Domestic construction industry has been changed dramatically during last 10 years. However the construction industry has long been suffering problems such as little cooperation, limited trust, and ineffective communications often resulting in an ad versa rial relationship amongst all project stake-holders and thus inducing poor project implementation in terms of time, cost, and quality, Today, the boundaries between construction industry and other general industries are collapsing and the amount of private investment exceeds that of public investment, therefore construction industry has become more competitive. These kind of various factors enhance the importance of construction business management. Now according to the connection of business steps is an impossible thing business by management of the constructions management rule, it is hard to turn systemic business management It brings heavy loss. This study and analysis handling the domestic environment variation and flow of the construction market. Then it discussed necessity of PM application as model of Construction management in a large business as a controversial point of the construction management in domestic construction industry.
확률론적 비정형 리스크분석을 통한 부동산 개발의 사업타당성 모델 구축에 관한 연구

The purpose of this study is to propose feasibility study model focused on influences of risk factor in cost. Recently, the interest in risk analysis is increasing due to recession in real estate market. Feasibility study in the first stage takes a great role in a project. There are not objectified tools which are able to cope with uncertainty of project, and feasibility study based on selected method of cash-flow does not include liquidity of cash-flow. Also, shortage on consideration for subjective and atypical external factors causes inappropriate results. Considering effective level of cost based on objective risk factors and probable cash-flow by feasibility study model, real workers are able to bring correct and scientific decisions better than former method based on selective financial analysis.
BIM기반 초고층 주상복합시설 유지관리 시스템 개발에 관한 연구

The purpose of this study is to develop BIM based Maintenance Management System of High-Rise Mixed-use Building. Before development system, this study focused on define system concept and process. Recently, amount of High-Rise Mixed-use Building is increasing. But, Maintenance Management of these buildings leaves something to be desired. So this study suggests BIM based Maintenance System with IT technology such as RFID, Wireless Network and PDA. However, this paper is restricted to define system concept and process, it has to more research for development system completely.

The domestic construction system is difficult with many trial and errors for the frequent plan change. As the buildings are more bigger and complicated, 3D CAD MODELING is demanded in design and construction phase. and then it has been developing and implementing applications based on Virtual Reality technology to improve construction management practice. Virtual Reality technology isn't just viualization tool. these days it is linked with project schedule. and The innovative contribution lies in the application of VR techniques to the representation of information concerning construction. It demanded that the building information is continuous and immediate availability through the lifecycle of construction and other project. information standard is necessary in these days.
BIM기반 초고층 주상복합시설 유지관리 시스템을 위한 기초연구

The purpose of this study is to develop BIM based High-rise Mixed-use building Maintenance management system(BHMS). Before development system, this study focused on check related computer programing technologies and suggest new ones for BHMS. BHMS is consist of 3D BIM Information, 2D Plan Information, Residence Information and Residents Information. For this system, this study suggested new 3D Modeling Method. It is Space Based 3D Modeling Method which reduced useless 3D objects and remained only Space Information. And the relation between SQL DB and 3D BIM Information is not subordinate, just mutually connected. BHMS is developing with Visual Basic .NET and MS-SQL. However, this study just examinated and suggested related technologies. Therefore, it has to more research for more developing system.
설계단계에서의 설계변경에 따른 설계추가용역비 산정방안에 관한 연구

Typically, change order happens in construction stage, but often occurs in design stage due to owner's requirement. At once, design additional fee is raised, but design additional fee estimation methods of domestic are not objectively and confidently. Therefore, this study proposed the estimation method that distributes the ratio in detail activity of qualified architect work scope and calculates the design additional cost by multiplying full design cost and the ratio. The estimation method applied to K project and confirmed the estimated design additional fee to be within negotiation of real case. However this study needs the more case study and actual and objective activity ratio. Eventually, this study expects that the owner easily utilizes and applies the estimation method.

Recently, civil appeals and environmental disputes for the construction pollutions such as the noise and vibration of construction machines, water contamination, and air pollution grow rapidly according as the tendency of seeking better life spreads all over the nations. Especially, the noises of city life caused from density of houses, crowded population, diversity of transportation systems, and increase in number of machinery for life bring about mental stress, physical damages, disputes, and additional expenses. However, the programs or the plans for the prevention of living noises are insufficiency in our society, in fact. Accordingly, this study is performed to propose the basic information for the development of university's life through surveying the questionnaires of residents' satisfaction of noises at university and analysing the results of the questionnaire. In this study, a various statistic analysis methods was used to verify four hypothesis like descriptive statistics, R square, one-way ANOVA, correlation, and multi-regression analysis.

The purpose of this study is to propose the new 4D simulation system logic according to the analysis of commercial simulation programs. It was analyzed the main functions of the 4D simulation system and the range of functions which are already used currently. Therefore, It was found problems of the present 4D simulation system. and It is proposed methodology to solve analyzed problems-(the express of a detailed scheduling, modification/ addition/ elimination of data, the utility value limit according to the link by hand of 3D model-Scheduling).

Construction Industry is one of the major industries in Korea and it holds a high position. But Construction Industry highly respond to changes of politics, economy, society and international situation. And it causes economic instability in Korea. So analysis of international and domestic data is required that could help to know the Relationship to Construction Industry. This study used real index of GDP and quarter data which is construction condition. Markov Switching Model and GAUSS Program are used for analysis of each data and relationship. The analysis showed the result of possibility.
