        대구시민의 주거이동 요인과 주택선호성향 분석

        The purpose of this study, analyzing the primary factors for residential mobility and housing preference of Daegu citizens, is to provide a basic data for future housing policies. The results are as follows: First, 32.1% of Daegu citizens have intention of residential mobility. Especially the residents in central (50.0%), southern (59.0%) and western Daegu showed more intention than those in other districts. Second, we used the GLMM (Generalized Linear Mixed Models) to analyze the main factors for residential mobility. The results are as follows; 1) the residents who have lower housing satisfaction with the type of housing, parking, and educational environment, 2) those who are male and younger, 3) those who live in rented house have more intention of housing mobility. Third, based on the analysis on the preference change of the type of housing, the preference of the apartments is getting higher, while that of the detached houses is getting lower (past: 40.1%${\rightarrow}$present: 54.8%${\rightarrow}$future: 66.7%). 28.8% of the respondents (444) expressed intention to live in the public rental houses, in case they are provided in the areas they are moving to. Fourth, when we analyzed the size of the houses they actually lived in and that of the houses they prefer to live in case of moving, we found that in general they tend to move in smaller housing than in the past. The results of the analysis showed that in order to minimize the possible moving away from the current residential areas due to the dissatisfaction with the housing environment, in the first place the improvement in the quality of the houses, parking and education environment is needed.

        지역별 주거만족도 격차와 결정요인

        This study was conducted under the belief that reducing the gap in daily residential environment is just as crucial as reducing the economic gap among different regions. Therefore, this study intends to identify the residential satisfaction, the gap in satisfaction, and factors that influence the satisfaction by region. For analysis, the raw data of 2013 Social Indicators Survey of Chungnam Province were used. As for analysis method, analysis of variance (ANOVA) and regression analysis were used. The main findings are as follows. First, the residential satisfaction was higher in rural areas than urban areas. Also, cities with declining population showed higher residential satisfaction. It suggests that urban growth doesn"t necessarily lead to improving the residential quality. Or it may be below the expectations of local residents. Second, in terms of determinants of residential satisfaction by region, the level of effects varied slightly. However, the following characteristic was shared among most regions. Contrary to popular belief, medical facilities and trust/interchanges among residents had greater effects on the residential satisfaction than housing, safety, and education. It suggests that the first priority in boosting the overall residential satisfaction is to increase satisfaction in medical facilities. Also, trust and interchanges among local residents should be increased to boost their residential satisfaction.

        원도심 상권의 이용자행태와 소비지출액에 대한 실증 분석

        This study was conducted as it is determined that the activation of commercial supremacy is important to restore the degenerating downtown of Asan; and that the analysis of user behavior and consumption expenditure is important for the activation of commercial supremacy. The results are as follows: First of all, 47.7% of Asan citizens tend to go to Asan’s downtown for daily shopping and cultural activities while 40.1% of them go to Cheonan-si, which is an adjacent city center. Secondly, the main consumers of downtown Asan with high consumption expenditure are young men in their 30s and 40s whose occupations are government officials or professionals. In contrast, young women under 20s exhibit a relatively lower frequency and expenditure in downtown Asan. The analytical results show the following points. First, the fundamental consideration of the role of downtown Asan and its desirable urban city structure as the downtown’s commercial supremacy is now shifting to its neighboring city - Cheonan-si. Second, considering that the main consumers of urban downtowns are young women, downtown Asan does not seem to attract the typical target audience that it is supposed to. Thus, setting the target audience of Asan’s downtown commercial supremacy is very significant.

        교육성취의 아파트가격에 대한 영향: 서울시 사례분석

        There are a number of empirical studies on the influence of educational factors on housing prices. However, previous studies have overlooked the possibility that there exists a large lag in the effect of education on housing prices due to shortterm inefficiencies in the real estate market. Results show that educational achievement from one or two years ago has the largest and most meaningful effect on present apartment prices. If the interval between the date of apartment price observation and the date when educational achievement is actually reflected in housing prices is insufficient, there is a risk of underestimating the effect of educational factors on apartment prices. In the case of estimating the housing price function through the ‘hedonic price model``, all factors and circumstance significant to the individual characteristics of each house must be controlled in order to estimate the effect of explanatory variables without any bias. However, it is practically impossible to include all significant factors in the regression analysis. To mitigate this problem, only houses located near the border of two different school districts were considered in this study, just like the research method of Black(1999). Adjacent houses share not only similar individual characteristics but also similar circumstances. Therefore any possibility of distorted estimates of educational factors`` influence on housing prices can be minimized since such distortions usually occur when explanatory variables are omitted from the regression formula.

        주거환경이 행복감에 미치는 영향

        As in other advanced countries, Korea has recently experienced high rate of suicide together with rapid economic growth. It is meaningful to empirically analyze the effect of residential environments as determinants of happiness because the ultimate goal of policies is to enhance people"s happiness. This study empirically analyzes the effect of residential environments on happiness through two-step regression analysis on Chungnam Social Survey. In the first step we explain personal happiness as a function of the fixed effects of individual residence (i.e., Eup, Myun, and Dong) as well as personal characteristics, and in the second step average happiness of each residence captured in the first step where personal characteristics are controlled for is explained by residential environments of Eup, Myun, or Dong in question. This study finds that individual person"s happiness is affected mainly by the relationship with other family members, household income, employment status as well as the person"s own characteristics. Empirical results in the second step suggest that, rather than physical factors, social network (e.g., trust on neighbors) and environmental pollution are important, and these results imply that the effectiveness of current policies focusing on build-up of infrastructures could be restricted at least in terms of increasing people"s happiness.

        아산시 원도심의 실태와 쇠퇴요인에 관한 실증분석

        수도권 인접 효과와 대기업 경제활동으로 빠른 성장을 하고 있는 아산시이지만 시민의 73.4%가 원도심이 침체·쇠퇴하고 있다고 생각하고 있다. 이러한 현실에서, 순위로짓모형(ordered logit model) 등 통계적 방법론을 통해 원도심의 쇠퇴요인을 분석하고 재생과제를 제안하기 위해 본 연구가 이루어졌으며, 그 주요 내용은 다음과 같다. 원도심 쇠퇴에 영향을 주는 요인은 다양하지만 가장 중요한 요인은 정부 대책의 부족, 원도심 본연의 기능인 상권의 약화와 기본적으로 사람을 끌어 들일 수 있는 이동성과 쾌적성의 부족인 것으로 나타났다. 이러한 경향은 5년 전과 비교한 원도심의 쇠퇴요인이나 향후 5년 후의 원도심 쇠퇴요인에서도 비슷하며, 생활하는 주거지 위치와 학력, 소득에 따라서는 다소 차이가 있었다. 구체적으로는 원도심 이용의 전반적인 만족도가 3.02점으로 낮고, 특히 주차장 확충, 원도심 거리의 청결상태 등 기본적인 부분에 대해 불만족하는 것으로 나타났다. 이러한 원도심의 쇠퇴를 막기 위해서는 응답자의 92.2%가 도시재생사업이 필요하지만, 원도심 활성화를 위해 아산시가 소극적으로 대처하고 있다고 생각하는 사람이 38.2%로 보다 전략적이고 구체적인 대처가 요구된다. Even though Asan City has grown rapidly thanks to its proximity of the metropolitan area and economic activities of large corporations, 73.4% of the residents believe that its downtown is being depressed. This study was conducted to identify the factors of the depression through statistical methods such as ordered logit model. Furthermore, this study intends to raise the issue of regeneration of Asan City. The major findings are as follows. There are various factors that have caused the depression of the downtown, but the major ones are the lack of government measures, weakened commercial function of the downtown, and low mobility and unpleasant environment which failed to attract many people. Such tendency was similarly shown when compared to the depression of the downtown 5 years ago and the hypothetical depression of the downtown 5 years later. In addition, those factors varied depending on residential areas, education level, and income level of residents. To be concretely, the score of overall satisfaction on the use of the downtown was low, recording 3.02, while 3 is an average. In particular, the respondents were dissatisfied with its basic conditions such as insufficient parking lots and street cleanliness. 92.2% of the respondents agreed that urban regeneration projects are necessary to prevent the depression of the downtown, but only 38.2% of them believed that Asan City is not actively working enough to vitalize the downtown. Thus, more strategic and concrete measures are needed to revive the area.

        도심거주 고령자의 주거환경 만족도 분석

        본 연구는 천안시 도심에서 생활하는 고령자를 대상으로 충남사회지표 자료를 이용하여 분산분석, 군집분석 등 통계적 분석방법을 통해 주거환경 만족도를 분석하고, 향후 도심을 고령자가 선호하는 주거공간으로 만들기 위해 어떤 주거환경 항목을 우선적으로 정비하여야 하는가를 제시하기 위해 이루어졌다. 분석결과는 다음과 같다. 첫째, 도심에서 생활하는 고령자의 주거이동 의향은 전체 응답자의 6.9%로 대부분의 사람들은 주거이동의향이 약한 것으로 나타났다. 둘째, 도심에서 거주하는 고령자의 전반적인 주거환경 만족도는 6.09점으로 다른 지역에 비해 높아 도심을 고령자 친화 공간으로 만들 수 있는 가능성이 높은 것으로 나타났다. 셋째, 남성과 고졸이상, 100만원 이상의 소득자, 1세대 가족형태를 가진 사람의 도심주거환경 만족도가 상대적으로 높은 것으로 분석되었다. 넷째, 주거환경 요소 중 문화와 교육요인, 근린 간의 교류와 신뢰, 교통사고 등의 만족도가 낮아 이를 개선하여야 한다. 특히 우선적으로 이웃 간의 신뢰와 교류가 확대될 수 있는 커뮤니티 기반시설의 확충이 필요하다. 그리고 상대적으로 도심주거환경에 불만족하고 있는 여성들을 도심으로 끌어 들이기 위해서는 교통사고와 범죄 등 일상생활 속에서의 안전성을 보다 강화하여야 한다. This study aims to analyze the satisfaction of seniors living in Cheonan City downtown as to their residential environment. Also, this study intends to identify which factors should be improved first to make downtown a favorable residential area. To that end, social indicators of Chungnam was used. The collected data was analyzed through a statistical analysis method using ANOVA (analysis of variance) and a cluster analysis. It led to the following findings. First, 6.9% of the elderly residents expressed their wish to move from their downtown residence. Thus, the majority of the residents do not want to move. Second, the satisfaction of the elderly residents in their downtown residence scored 6.09. The score is higher than those of other regions. Thus, it is highly possible to develop downtown into a senior-friendly area. Third, as for satisfaction in downtown residence, it was higher among the following groups: men; those with high school or higher level of education; those earning at least a million won a month; family of one generation. Fourth, satisfaction in the following factors was relatively low: culture and education; interaction with neighbors and trust in them; car accidents. Thus, those factors should be improved for downtown residents. Above all, community-faced facilities should be expanded to increase exchanges with neighbors and trust in them. To attract women dissatisfied with downtown residence. it is imperative to increase daily safety by reducing car accidents and crime.
