제주 게스트하우스의 서비스품질이 재방문의도에 미치는 영향에 관한 연구

제주도에서 게스트하우스는 숙박시설 유형 중의 하나로 인기가 높지만 농어촌 민박업으로 신고만 하면 누구나 운영이 가능하기 때문에 현재 제주도 게스트하우스는 공급과잉에 따른 운영의 어려움이 많은 상황이다. 이에 본 연구는 제주도 내에서 나타나고 있는 게스트하우스의 문제점을 인식하고 제주도 관광산업 발전을 위한 노력의 일환으로 게스트하우스의 특성 및 경쟁력 확보를 위한 실질적인 개선방안을 제시하고자 연구를 진행하게 되었다. 이를 위해 게스트하우스 서비스품질로서 6개의 독립변수를 설정하고, 매개변수와 종속변수로서 이용만족도와 재방문의도를 설정하여 구조방정식 분석을 이용하여 변수간 영향관계를 밝히고자 하였다. 본 연구의 실증분석은 설문조사기법을 이용하여 데이터를 구축하였다. 설문조사는 2017년 7월 1일부터 8월 25일까지 약 8주 동안 진행하였으며, 최종 413부를 유효표본으로 선정하였다. 본 연구의 실증분석 결과를 통해 도출 된 게스트하우스의 서비스품질이 이용만족도와 재방문의도에 미치는 영향관계의 주요 내용은 다음과 같다. 첫째, 게스트하우스 운영 경쟁력을 높이기 위해서는 게스트하우스 운영의 대응성과 신뢰성을 높이는 것이 중요하다. 따라서 게스트하우스 재방문율을 높이기 위한 주인이나 직원의 노력 중의 하나로 친절한 태도는 중요하다고 할 수 있다. 또한 직원은 고객에 대한 신뢰성을 높이기 위한 노력이 필요하다. 둘째, 게스트하우스 운영 경쟁력을 높이기 위해서는 가격 대비 게스트하우스 시설수준을 높이는 것이 중요하다. 이는 게스트하우스 운영 경쟁력을 확보하기 위해서는 무조건 저렴한 숙박요금을 운영하기 보다는 가성비에 대한 부분에서 고객이 만족할 수 있도록 내부시설 수준을 높이고 지속적이 유지관리를 통해 게스트하우스를 이용하는 동안에 고객이 내부시설에 대한 만족도를 높일 수 있는 노력이 필요함을 의미한다. 마지막으로 게스트하우스 개발 시 적정 입지를 선택하는 것이 중요하다. 대안모형 결과를 살펴보면 주변환경 특성이 좋으면 재방문율이 낮아지는 결과가 도출되었다. 이는 주변 관광지와 인접하거나 관광단지 내에 위치하는 경우 게스트하우스 가격이 높아지기 때문이다. 게스트하우스는 가격에 대한 부분이 가장 강점인 숙박시설이다. 따라서 고객들이 가성비를 중요하게 생각하는 것이다. 그런데 좋은 입지에 위치하여 가격이 높아지면 게스트하우스가 아닌 다른 숙박시설로 고객이 이탈할 가능성도 배제할 수 없다. 따라서 게스트하우스 개발 시에는 입지선택을 가격경쟁력을 고려하여 판단하는 것이 중요한 부분이다. 본 연구는 제주도 숙박시설 유형의 하나로 게스트하우스의 중요성을 인식하고 서비스품질을 중심으로 게스트하우스의 이용만족도와 재방문의도와의 영향관계를 파악하는 실증연구를 진행하였다는 점에서 학문적 의의가 있다. 또한 제주 게스트하우스가 앞으로 운영 경쟁력을 높이기 위하여 게스트하우스 운영자들이 실질적으로 무엇을 강화하고 노력해야 하는지를 제시하였다는 점에서 실무적 의의를 찾을 수 있다.
부동산개발사업에 있어서의 위험요소와 의사결정 요인에 관한 연구

영문초록 : This study is focused on what are the risks in the real estate development process and what are the decision-making factors. Real estate development process begins with the analysis of the specific real estate demand. The second step is to set the direction of the development and establish the development strategy. And the final step is developing the real estate project. Developers face the risks each step. The developers might want to control each risk so that they proceed the development project. The developers prepare how to evade, absorb or decrease or transfer the risks. The sample site was planned by an american real estate company which was owned by a Korean emigrant. He wanted to develop office building in Korea since Dec. 2005. We mapped out the countermeasure after we had examined the political, economic conditions and the real estate policy and construction risks for the purpose of the success of the development project. And we planed the floor area ratio, building-to-land ratio in full extent and the circumstances around the sample site had been developed already, so civil appeal of the neighborhood was the only problem. The business became prospective if we solved the problem of the tenants. The risks which were under control of the developer were related to the site itself such as the risk of buying the land and the risk of having to ask the tenant to quit. We went through the plan of the real estate project and budget system and reviewed feasibility studies. So we convinced the success of the project. We thought the best and highest use of the sample site were two ways. The first one was to develop as an office and neighborhood retail building. The second one was to develop the site as an office, retail and officetel building. But at that case we should make one more basement floor, so the construction period should become longer. So we decided the best choice of the project was the first one. Even though the ordinary profit of the first one was 1.7% lower than the second one. In the process of buying the land, the seller's agent and the prospective buyer, the developer had negotiated several times about the condition of the purchase agreement contract including the tenants problem. The developer did not want to give the tenant additional money which the tenant had wanted to receive in return of quitting his retail shop. The developer thought it was an unearned incomes and he would not give up his belief ever if the purchase agreement was suspended. The seller was too old so he wanted to sell the land as soon as possible. But the buyer's belief was too strong so he failed to buy the land. The first step of this study was to define the real estate development. Then I investigated the risks at the process of development. After that I studied the risks which were sorted by the real estate project participants like developer, investment bank through out the related papers by every development stage. So I found what were the decision-making factors and what was the main factor of the process by the related statistics. Then I classified what were risks and what were decision making factors whether they were controled by the developer or not. And I examined the market analysis and feasibility study. In conclusion, if the real estate development is to find out what are the risks at every step and to prepare the risks in order to proceed the project, the key word of the development process is how the developer considers a countermeasure against the risks including building permit, financial feasibility. The developer's subjective point of view was one of the main factors of decision making in the process of real estate development process
Purpose: To evaluate the diagnostic value of integrated PET/MRI compared with conventional multiparametric MRI and PET/CT for the detailed and accurate segmental detection/localization of prostate cancer. Methods: Thirty-one patients who underwent integrated PET/MRI using 18F-choline and 18F-FDG with an integrated PET/MRI scanner followed by radical prostatectomy were included. The prostate was divided into 6 segments (sextants) according to anatomical landmarks. Three board-certified radiologists noted the presence and location of cancer in each sextant on four different image interpretation modalities in consensus (1, multiparametric MRI; 2, integrated 18F-FDG PET/MRI; 3, integrated 18F-choline PET/MRI; and 4, combined interpretation of 1 and 18F-FDG PET/CT). Sensitivity, specificity, accuracy, positive and negative predictive values, likelihood ratios, and diagnostic performance based on the DOR (diagnostic odds ratio) and NND (number needed to diagnose) were evaluated for each interpretation modality, using the pathologic result as the gold standard. Detection rates of seminal vesicle invasion and extracapsular invasion were also evaluated. Results: Integrated 18F-choline PET/MRI showed significantly higher sensitivity than did multiparametric MRI in all patients and low Gleason score patients. Integrated 18F-choline PET/MRI and 18F-FDG PET/MRI showed similar sensitivity and specificity to combined interpretation of multiparametric MRI and 18F-FDG PET/CT. However, integrated 18F-choline PET/MRI showed the best diagnostic performance among the imaging modalities, regardless of Gleason score. Integrated 18F-choline PET/MRI showed higher sensitivity and diagnostic performance than did integrated 18F-FDG PET/MRI. Conclusion: Integrated PET/MRI carried out using a dedicated integrated PET/MRI scanner provides superior accuracy and diagnostic value for detection/localization of prostate cancer. Generally, integrated 18F-choline PET/MRI shows better accuracy and diagnostic performance than does integrated 18F-FDG PET/MRI.

본 연구의 목적은 프로야구 타이틀스폰서십 활동이 기업이미지와 구매결정에 미치는 영향에 대한 분석을 하여 기업의 프로야구 타이틀스폰서십 참여효과에 대한 기초자료를 제공하는 데 있다. 연구의 목적을 토대로 다음과 같은 결과가 나왔다. 인구통계학적특성(성별, 나이, 학력, 직업)에 따른 프로야구 타이틀스폰서십 활동의 인지유무를 알아본 결과 중계방송, 뉴스/신문기사, 포털 인터넷사이트, 입장권 등을 통해 인지를 하고 있었고, 기업의 타이틀스폰서 활동의 커뮤니케이션 활동, 이미지제고 활동은 전문이미지에 유의한 영향을 미치는 것으로 나타났고, 기업의 타이틀스폰서 활동의 커뮤니케이션 활동, 이미지제고 활동은 신뢰이미지에 유의한 영향을 미치는 것으로 나타났고, 기업의 타이틀스폰서 활동의 커뮤니케이션 활동, 이미지제고 활동은 사회공헌이미지에 유의한 영향을 미치는 것으로 나타났고, 기업의 타이틀스폰서 활동의 커뮤니케이션 활동, 이미지제고 활동은 구매의도에 유의한 영향을 미치는 것으로 나타났고, 기업의 타이틀스폰서 활동의 커뮤니케이션 활동은 소비자신뢰에 유의한 영향을 미치는 것으로 나타났다. 범용 유한요소해석 프로그램을 이용한 선박 진동인텐시티 해석 및 가시화 시스템 개발
To assure competitive edge at worldwide market for high added-value ships such as cruise vessel requiring comfortable onboard environment for crews and passengers, advanced low-vibration and high-quality ship design technology is necessary. However, the traditional design method by forced vibration analysis of ship may require trial and error design and analysis if severe ship vibration is expected. This is because the method only gives vibratory response and one can not obtain information on what sources induce the vibration and which structures are weak. On the other hand, structural intensity analysis, which calculates vibratory power from vibratory velocity and internal force of structures, can give information on source power, dominant transmission path and sinks of vibration energy. Hence, the analysis method is useful for identifying the cause of severe vibration and preparing effective countermeasures. However, it is difficult to find structural intensity analysis technology and its application for low vibration ship design. In this study, we aim to develop structure intensity analysis and its application technology including its visualization system to apply for low vibration ship structure design. For the purpose, we present structural intensity analysis and visualization method using both a general purpose finite element analysis program MSC/Nastran for general 3-dimensional thin walled structures. The presented methods are qualitatively validated by the examination of vibratory energy flow through structural intensity analysis for bare plate, thickness-varying plate, plate with damper, plate with the excitation of in-plane pressure. Finally, we carried out structural intensity analysis of 70,500 DWT crude oil tanker and investigate the structural intensity path of the ship.
