        임대주택단지의 생활안전 위해요인 해소방안

        The government has been constructing and supplying public rental housing to ordinary people in order to stabilize housing since 1989. However, the public rental houses initially supplied to ordinary people are at high risk for safety accidents due to the deterioration of the facilities. Therefore, this study is aimed to propose a solution to solve the life safety hazards of the old rental housing complex as a follow-up study of Analysis of Accident Patterns and Hazard Factor for Life Safety in Rental Housing Complex. Types of life safety accidents that occur in public rental housing complexes are sliding, falling, crash, falling objects, breakage, fire accidents, traffic accidents and criminal accidents. The types of safety accidents that occur in rental housing complexes analyzed in this study are sliding, crashes, falling objects, and fire accidents. Although the incidence of safety accidents such as falling, breakage, traffic accidents and crime accidents in public rental housing complexes is low, these types are likely to cause safety accidents. The method of this study utilized interviews and seminar results, and it suggested ways to solve the life safety hazards in rental housing complexes. Interviews were conducted with residents and managers of rental housing complexes. Seminars were conducted twice with experts in construction, maintenance, asset management, housing welfare and safety. Through interviews and seminars, this study categorizes the life safety hazards that occur in rental housing complexes by types of accidents and suggests ways to resolve them as follows. (1) sliding ; use of flooring materials with high friction coefficient, installation of safety devices such as safety handles, implementation of maintenance, safety inspections and safety education, etc. (2) falling ; supplementation of safety facilities, Improvement of the design method of the falling parts, Safety education, etc. (3) crash ; increase the effective width of the elevator door, increase the effective width of the lamp, improve the lamp type (U type ${\rightarrow}$ I type), etc. (4) falling objects and breakage ; design of furniture considering the usability of residents, replacement of old facilities, enhancement of safety consciousness of residents, safety education, etc. (5) fire accidents ; installation of fire safety equipment, improvement by emergency evacuation, safety inspection and safety education, etc. (6) traffic accidents ; securing parking spaces, installing safety facilities, conducting safety education, etc. (7) criminal accidents; improvement of CCTV pixels, installation of street lights, removal of blind spots in the complex, securing of security, etc. The roles of suppliers, administrators and users of public rental housing proposed in this study are summarized as follows. Suppliers of rental housing should take into consideration the risk factors that may arise not only in the design and construction but also in the maintenance phase and should consider the possibility of easily repairing old facilities considering the life cycle of rental housing. Next, Administrators of rental housing should consider the safety of the users of the rental housing, conduct safety checks from time to time, and immediately remove any hazardous elements within the apartment complex. Finally, the users of the rental housing needs to form a sense of ownership of all the facilities in the rental housing complex, and efforts should be made not to cause safety accidents caused by the user's carelessness. The results of this study can provide the necessary information to enable residents of rental housing complexes to live a safe and comfortable residential life. It is also expected that this information will be used to reduce the incidence of safety accidents in rental housing complexes.

        공공 아파트건설의 PMr형 사업관리모델에 대한 실증적 사레검증

        본 연구에서는 현재의 책임분산형 직능별 조직구조하의 공공 공동주택사업의 비효율적 사업관리시스템을 개선하기 위하여, 선행연구에서 제안한 매트릭스 조직기반하의 책임과 권한 통합형 PMr형 사업관리 조직모델을 실제 사업에 적용하기 위하여 세부업무단위별 수행주체 및 프로세스를 정의하고, 실증적 시범사례분석을 통하여 개발모델의 유효성을 검증하였다. 유효성 검증결과 원가절감, 목표손익, 분양률, 매출액 총이익률 등에서는 PMr형 사업관리가 기존 방식보다 우수한 것으로 검증되었으며, 또한 원가절감 및 사업성 개선사례에서도 다양한 활동들이 수행되었다. 그러나 조직운영 및 업무구분, 사업관리 및 집행권한 등 일부 문제점도 도출되었으며, 이에 대한 개선방안을 제안하였다. In this study, the project manager-oriented organization model has been verified by analysing it with forming a clear definition of detailed unitary duty entity to develop current non-efficient CM system constituted by functional organization with the decentralized responsibility and apply the model As a result from verification that the model provides valid solutions by comparing it with the existing, the model is better than the existing in cost savings, target profit sales rate, total rate of new on sales. Moreover, various activities in cost savings and cases where improvement is feasible are executed. However, the model caused some problems in organizational operation, project management and in division of duties so this study proposed improving management method

        저탄소 녹색성장 및 친환경 트렌드는 미래 지구환경 보존의 핵심 개발지표이며, 정부도 제3차 건설환경기본계획을 발표하면서 녹색건설기술 및 고품질 건설환경 구현을 위해 체계적이고 다양한 추진방향을 제시하고 있다. 그러나 아직까지도 생산단계인 건설과정에서의 저탄소 및 친환경적 노력은 미흡한 실정이다. 이에 본 연구에서는 공공 주택건설 현장의 친환경성 제고를 위해 기본적으로 시행되어야 할 활동인 현장의 환경관리 업무요소를 도출하고, 각각의 업무요소에 대한 합리적 수행주체와 프로세스를 제시하였다. 본 연구결과는 향후 체계적인 현장 환경관리를 위해 필요한 수행업무를 파악하고, 수행주체 및 역할분담, 업무수행 프로세스를 합리화하는데 매우 유용한 자료가 될 것이다. 본 연구결과를 실무에 적용하기 위해서는 연구결과로 제시하고 있는 단위업무의 수행주체 및 수행프로세스별 명확한 업무분장에 대한 협의가 반드시 필요하며, 이와 아울러 환경관련 각종 제도 및 기준 현실화가 필수적이다. 이러한 적극적 이행노력과 더불어, 향후 환경관리활동 수행과정 및 결과에 대한 평가방법, 환경요인별 환경문제 발생 시의 기술적 해결방법에 대한 검토도 추가적으로 연구되어야 할 것이다. The trends of green growth and eco-friendliness came to be the core development indicator for the sustainable global environment. Korean government reflected these trends in the main flows of the national development index, and suggested diverse directions for green construction technologies and high quality construction environment through Third master plan for construction environment. However, the efforts to follow these trends during the construction process as a step for production phrase are not being considered enough yet. In this study, we identified the basic environmental management factors in order to enhance the eco-friendliness of public housing construction sites, and suggested the reasonable conducting parties and process for those respective factors. The results of this study are expected to be the valuable reference in defining the required activities and participants' responsibilities, and improving the work process for systematic on-site environmental management. In applying those results, the discussion should be followed on the executing party of each unit activity and the responsibility assignment for each process. At the same time, the legislation and standard related to environment need to be essentially amended. In the future, the method of evaluating the environmental management activities, and the technical solution to environmental problems are to be reviewed as a further research for successful environmental management.

        Blade shape profile in the axial compressor is one of the most important factors governing its aerodynamic characteristics. Manufacturing tolerance, which is inevitable in the blade manufacturing processes, may change blade profile and as a consequence, it will affect the compressor performance. In this paper, influence of manufacturing tolerance on the aerodynamic characteristics of axial compressor blades with distortion of blade profile curvatures is investigated by using a flow simulation technique. It is found that manufacturing tolerance can be an important factor affecting the source of both profile and wake losses of the axial compressor blades.

        저탄소 녹색성장 및 친환경 트렌드는 미래 지구환경 보존의 핵심 개발지표이며, 정부도 저탄소 녹색성장 및 친환경성 제고를 국가발전의 주요지표로 설정하고 강력한 정책을 추진하고 있는 상황이다. 국내 건설산업 관련분야에서도 탄소저감 및 친환경 자재와 제품 개발, 대체에너지 개발 등에 대해서는 집중적 투자가 이루어지고 있으나, 생산단계인 건설과정에서의 저탄소 및 친환경적 노력은 미흡한 실정이다. 이에 본 연구에서는 국내 대표적 발주기관 및 환경관리 선도업체 환경관련 업무담당자와의 의견조사를 통하여 현재의 현장환경관리 실태와 문제점을 분석하고, 향후 체계적인 현장 환경관리를 위한 방안을 조사하여, 공공건설 현장의 친환성성 제고를 위한 방안의 일환으로 현장의 체계적 환경관리 활동 전개를 위한 조직 구성 및 운영 모델을 제시하였다. 본 연구와 더불어 효율적 환경관리 활동을 정착시키기 위해서는 환경관리에 대한 수행주체들의 인식전환과 전담인력 배치, 환경관리비의 현실화, 그리고 효율적 업무처리를 위한 지침수립과 환경관리 활동에 대한 평가방법 등에 대한 검토도 추가적으로 필요한 시점이다. Korean construction industry is concentrating investment on fields related to these trends such as technologies for carbon dioxide deduction, materials or products for environmentally-friendly building and alternative energy development, as well. In this study, we analysed current status and points to be improved of on-site environment management by surveying major project owners and representatives of the environmental affairs in the leading companies of those fields. Also, we suggested organizational structure and operation model as a solution for enhancing environmentally-friendliness for systematic approach to manage on-site environment in public construction sites. In addition to these solutions, further approaches such as shifting paradigm of project owners and contractors, securing workforce and practical budget for efficient management activities, developing environmental management manuals, setting standards for evaluation of activities are needed for the stable settlement of on-site environmental management.

        임대주택단지의 생활안전 사고유형 및 위해요인 분석

        정부는 서민들의 주거안정을 위해 1989년부터 공공임대 주택을 지속적으로 공급하고 있다. 하지만 노후 공공임대 주택들은 시설물의 노후화로 인해 안전사고가 발생할 가능성이 높은 편이다. 따라서 본 연구에서는 공공 임대주택단지 내에서 발생하는 생활안전 사고의 유형을 조사하고, 각 유형별 위해요인을 분석하였다. 본 연구의 진행방법은 먼저 선행연구와 인터뷰조사를 통해 아파트단지 내에서 발생하는 생활안전 사고의 유형을 파악하였다. 그리고 설문조사를 통해 공공 임대주택단지에서 주로 발생하는 생활안전 사고의 유형을 파악하고, 사고유형별 생활안전 위해요인을 분석하였다. 본 연구의 결과는 공공임대주택 거주자들이 안전하고 편안한 주거생활을 위해 계획적이고 체계적인 관리를 위한 계획관리의 기본정보가 될 것이며, 향후 신규 임대주택공급 시 설계 및 관리방법 개선의 기초정보로 유용할 것이다. The government has been supplying public rental housing for stable life of low-income group since 1989. However, deteriorated public rental housing are likely to caused accident due to aging facilities. In this study, investigated the types of accidents that occur in the public rental housing and analyzed the hazard factors for each type. First, identified the type of accidents that occur in apartment through previous studies and interviews. Next determined the type of accidents that occur in public rental housing and analyzed the hazard factors through surveys. The results of this study would be basic information of planned and systematic management plan for safe and comfortable residental life in public rental housing. And it can be utilized on the basis information that can improve the design and management method to supply future public rental housing.

        적층식 모듈러주택의 시공 프로세스 분석을 통한 품질관리 중점사항 제안

        The modular construction means that more than 70% of the parts such as walls, windows, electrical wiring, facility piping, bathrooms, and kitchen appliances are pre-assembled at the factory and transported to the site. It is possible to shorten the construction period than general construction work and to secure high quality through modular mass production since the modular construction works in the field at the same time as the modular production. However, there are only four domestic modular manufacturers, and each company's modular components and construction methods are different, so it is necessary to standardize them. Therefore, this study investigated the construction process centering on the stacking method of modular housing construction work applied to D site in Cheonan-si, and proposed the key points of quality management by construction stage. As the project was conducted as a pilot project for government R&D projects, some differences may occur from general modular housing construction. However, the construction process and quality control focus of each unit box type modular house analyzed in this study can be used as basic data in the future of modular housing construction. In addition, the results of this study can be used to establish construction standards, such as the development of checklists and establishment of standard processes.

        인필식 모듈러 공법을 적용한 주택건설공사의 작업분류체계 구축 및 표준 프로세스 제안

        In Korea, the modular construction method was applied to the construction of facilities such as military barracks and school dormitories, beginning with the pilot project of Seoul New Elementary School in 2003. In 2017, public modular houses were supplied to Busan(Yongho-dong) and Seoul(Gayang-dong), and modular housing is expected to continue to be supplied in the future. However, there is no clear construction standard for the modular housing construction yet, and there are few cases where the infill modular system is applied. Therefore, this study established the work breakdown structure and proposed a standard process focusing on the infill modular system applied to the construction of Dujeong-dong modular house in Cheonan. Level 1 of the work breakdown structure by construction stage of Infill modular was defined as modular manufacturing, assembly, and finishing process. Level 2 was defined as preparation, modular production, modular infill, modular fixing, floor plastering, building finishing, and other site finishing. Level 3 is defined as 57 detailed unit work of infill modular construction. The standard process of infill modular is proposed for the assembly stage that is commonly applicable to infill modular housing construction. The results of this study can be used for the process plan, transportation plan, lifting plan of modular housing construction.
