        서울디지털산업단지 지식산업센터 가격결정요인 분석

        본 연구는 새로운 부동산 유형으로서 주목받고 있는 지식산업센터의 가격결정요인에 대해 분석하였다. 연구의 대상 지역은 서울 구로구 구로동과 금천구 가산동 일대에 위치한 서울디지털산업단지로 한정하였다. 서울디지털단지는 전통적인 제조업 중심의 공단지역에서 지식산업센터가 밀집한 첨단디지털산업단지로 변모 중인 지역으로, 2006년 1/4분기부터 2015년 4/4분기까지 거래된 지식산업센터의 가격을 종속변수로 하고, 횡단면변수와 시계열변수를 설명변수로 하여 분석을 진행하였다. 분석순서는 이론적 검토와 선행 연구 검토를 통해 설명변수를 선정하였고, 시계열변수의 경우 단위근 검정을 통해 시계열의 안정성 여부를 검토하였다. 그리고 다중공선성을 검토하여 최종 변수를 선정하여 최종분석모형을 결정하였다. 헤도닉가격모형(모형Ⅰ) 추정결과 입지층, 호별 공급면적, 전체 층수, 준공년도, 지원시설면적, 접면도로의 폭, 지하철역과의 거리, 지역의 경우 1% 유의수준, 주차장면적의 경우 5% 유의수준에서 유의미한 변수로 나타났다. 패널분석모형(모형Ⅱ) 추정결과 횡단면변수의 경우 전체 층수와 지하철역과의 거리는 10% 유의수준, 준공년도와 지역변수의 경우 1% 유의수준에서 유의미하게 나타났다. 시계열변수의 경우 경제성장률과 중소기업생산성지수를 제외한 모든 시계열변수가 1% 유의수준에서 유의미하게 나타났다.

      • 교사들의 여가활동 참여유형과 생활만족도에 관한 연구

        The purpose of this study was to investigate the relationship between Leisure participation and Life satisfaction of teachers. The total population for this study was 458 which consisted of 318 Male teachers and 140 Female teachers who were working at 4 elementary schools, 5 middle schools and 4 high schools in Mokpo City. All subject of this study was selected randomly from selected schools. The questionnaire was used to collect the data, It consisted of 28 questions : 7 question for Socio-demographic data, 3 questions for Leisure participation, 18 questions for Life satisfaction. The hypotheses were tested for statistical significance by using analysis of Anova and Analysis of Chi-square with a p<.05 level of rection. The result of this study were as follow : First, Participation in Sports & Health Activity as Tennis and mountain climbing were most participated. Second, The socio-demographic factors related to type of Leisure Participation were sex and income, but school and age were not related to type of Leisure participation. Third, The socio-demographic factor related to Life satisfaction was age, but school, sex and income were not related to Life satisfaction. Fourth, The differences in the Life satisfaction was showed by the type of Leisure participation. The more participate the Sports & Health Activity as the dynamic Activity the more get the Life satisfaction. Finally It was concluded that Socio-demographic factors. the type of Leisure participation in School Teachers played a significant role enhancing directly the quality of Life through increasing the degree of Life satisfaction.

      • 목포권 스포츠 관광의 개발현황 및 발전과제

        This study aims to find a solution promoting sports tourism as the affective plan for tour industry in Mokpo area. This study will define the necessity of sports tourism development and provide the solutive of sports tourism development in Mokpo area by researching and analyzing sports tourism environment and opinons. For the examination objects, sports tourists who visited Mokpo area (Mokpo, Sinan, Muan, Yeongam, Haenam), sports tourism industry workers, politicians for tourism policy, college students, local citizens are referred to, and the samples of examinations objects is drawn out by Stratified Cluster Samplig and Convenient Sampling. Total numbers of samples are 776, but final available samples are 738 excepted 36 who answered thoughtlessly. The question sheet for this for this study compares previous studies of Gibson(1988), Danaher et, al, (1996) and Yoon, Yee-Joong. It is composed to social-population property, tourism experience, divelopment possibility, appraisement for tourism, golf course constrution, marine sports development, etc The way of statistics in this study is technical statistics to examine the general property and cognition of examination objects, T-test and Anova are used for comparing analysis according to population statictic property. The conclusions from the study are as follows : First, pulblic officers, workers of tourism, and the inhabitants have very low level of conscioysness about sports tourism. So the condition of sports, tourism is very poor. Especially the fact that the policy makers have very low level of consciousness about sports tourism is the biggest problem in developing Mokpo area as a modern and international tourism center. Second, the condition and environment of tourism Mokpo area is very poor because of the difficulty of approach. the lack of facilities, the lack of advertisement, and so on. But there are various sports tourism resources such as beautiful tour course of the land and the sea, deaches of Sinan-Keun, places for fishing, diving points for construction of golf course in Haenam and Youngam. Third, Mokpo area has bright prospect in not only the domestic tourism for the tourists of seoul and large cities but also the international tourism for the tourists of Japan, China, and South-east Asia. If the SOC business in Mokpo area are West-coast Highway, Muan International Airport, Mokpo harbor, the removal of provincial office, the construction of double train track, and so on. In addition to this, Mokpo area in the starting point of the southern seashore touting belt which is carried by the government. So Mokpo area has good condition to construct tourism infrastructure and has big potentiality to be the center of sports tourism of Korea. Fourth, it is needed to make and pursue the policy which makes Mokpo area as the center of golf tour, finshing tour and diving tour. The way to do this is like this hold various seminars and debating societies to change the consciousness about sports tourism, and construct golf courses, beaches, associated with sports tourism, it is mecessary to held national sports games, invent sports programs and sports tourism packages connected with local festival, make internet site to advertise sports tourism, and plan political policy to develop the speciality of sports tourism.

        병원로비 서비스환경과 고객의 내적반응이 병원이미지에 미치는 영향

        The purpose of this study to investigate the effect of hospital lobby’s service environment and customers’ internal response on hospital image. The sample of this study are 193 cases which were collected from two hospitals. Questionnaire survey period was from Oct. 22 to Nov. 8 in 2012. The collected data were analyzed using path analysis & hierarchical multiple regression analysis. The main findings of this study are as follows: 1. The perceptions of hospital lobby’s service environment influenced the hospital image. The internal design & staff services are turned out to be significant factors influencing the hospital image. 2. The effect of customers' perception of hospital lobby's service environment on hospital image was mediated through cognitive factor. These findings suggest that lobby needs to be considered as a important space which can be used for multiple purposes. Moreover the lobby can trigger the cognition process to result in the brand image. 환자 중심 치료의 차별화 전략으로 공간의 환경적(environment) 요소인 ‘서비스스케이프’에 대한관심이 높아지고 있다. 이에 본 연구는 병원로비의 서비스환경에 대한 인식과 고객의 내적반응이 병원이미지에 미치는 영향을 알아보고자 한다. 연구방법은 다음과 같다. 첫째, ‘병원로비 서비스환경에 대한 인식’과 ‘내적반응’의 요인분석과 신뢰도분석을 실시하여, 항목들의 신뢰성 및 타당성을 검증하였다. 둘째, ‘병원이미지’에 영향을 미치는 요인을 알아보기 위해, 경로분석(path analysis)을 실시하였다. 독립변수는 ‘로비 서비스환경에 대한 인식(주변 요인, 디자인 요인, 사회적 요인)’, 매개변수는 ‘내적반응(감정반응, 인지반응)’을 투입하였다. 결과 및 결론은 다음과 같다. 첫째, 경로모형 분석을 통해 병원이미지에 영향을 미치는 병원로비서비스환경 요인들의 영향력을 비교해본 결과, 직원 요인, 내부디자인 요인, 주변 요인 순으로 나타났다. 이는 로비 직원에게 느끼는 감정과, 내부디자인에 대한 인식이 병원의 긍정적 이미지를 형성하는데 중요한 역할을 한다고 볼 수 있다. 둘째, 병원이미지에 영향을 미치는 내적반응 중 감정반응보다인지반응이 더 중요하게 부각되었다. 이는 의료기관 로비에서 느끼는 감정적 측면보다, 높은 의료서비스 질에 대한 인식이 긍정적인 병원 이미지를 형성한다고 볼 수 있다

      • 전국체육고등학교 투척선수들의 운동 상해에 관한 연구

        The purpose of this research is to work out the injury time, injury place, injury part, cause of injury, medical treatment, preventions against weight throwers at national physical education high schools and management and protection of them and advance of competence. As a result of questioning total 148 persons of shot putters (M20, F17), discus throwers(M21, F20), javelin throwers(M22, F20) and hammer throwers(M18, F10) who are registered at the Korean Amateur Athletic Federation, we come to the following conclusions. 1. As a result of comparison and analysis of the training programme where weight throwers were frequently injured by the event, the meaningful difference was obtained. Javelin throwers were injured most frequently while throwing training. 2. As a result of comparison and analysis of the meaningful difference of part which injury happened most frequently while throwers trained usually, the meaningful difference was obtained. Javelin throwers’ elbow injury was very frequent. 3. As a result of comparison and analysis of most frequently injured part by the event while weight throwing, the meaningful difference was obtained. Discus throwers’ waists were mostly injured while throwing. 4. As a result of comparison and analysis of frequently injured part by the event while weigh throwing training, the meaningful difference was obtained. Injury in waist part happened more frequently in rotary motion event than rectilineal motion event while weight throwing. 5. As a result of comparison and analysis of the event that throwers were injured frequently by sex while weight training, the meaningful difference was obtained. Women weight throwers were injured while jump squat training. 6. As a result of comparison and analysis of treatment period after injury by sex, the meaningful difference was obtained. It took women 4 weeks more to cure up and it was not short. 7. That difference that keep in mind method that can protect Shanghai when saw as exercise injury experience according to comparative analysis result by item appeared and rectilineal movement item selected most by method that mental power can protect Shanghai both item beam egg number It Eotda. 8. As a result of comparison and analysis of the season when thrower were injured frequently by experience, the meaningful difference was obtained. Throwers with below 1-4 year experience were injured frequently in summer. 9. As a result of comparison and analysis of the training time when weight throwers were injured frequently by result, the meaningful difference was obtained. Weight throwers who have never won the prize were injured frequently while training in the afternoon. 10. As a result of comparison and analysis of throwing motion when weight throwers were injured frequently by experience while throwing training, the meaningful difference was obtained. Throwers with below 1-4 year experience were injured frequently on waist twisting motion in the finish motion.

      • 머신러닝을 이용한 공동주택 가격 추정: 서울 강남구 사례를 중심으로

        본 연구는 부동산 가격 산정에 있어서 머신 러닝 방법의 적용 능성을 검토하였다. 서울시 강남구를 사례지역으로 선정하였고, 2016년 신고 된 거래사례를 이용하여 아파트 가격을 추정하였다. 머신 러닝 방법인 서포트 벡터 머신(support vector machine, SVM), 앙상블 모형(ensenble model), 심층신경망(deep neural networks, DNN)의 예측력이 다중회귀분석(multiple regression analysis, MRA)모형보다 우수한 것으로 나타났다. 머신 러닝 방법 중에서는 GBRT(gradient boosting regression tree, GBRT)의 예측력이 다른 머신 러닝 방법보다 우수하나 그 정도는 미미한 수준인 것으로 나타났다. 추가적으로 추정된 아파트 가격에 공시비율을 적용하여 과세가격을 산출하였다. 머신러닝 모형에 의해 산출된 과세 가격은 실제 과세 가격보다 실거래가반영률이 높았으며 과세 형평성 조건도 충족하고 있는 것으로 나타났다. 향후 머신 러닝 방법을 활용함으로써, 과세 평가와 같은 대량 평가에 있어서 업무 효율성을 향상시키는데 도움이 될 것으로 기대된다. This study examined the applicability of the machine learning methods to the real estate valuation. Gangnam-gu, Seoul was chosen as a study area and the housing prices were estimated using the sales cases collected in 2016. The predictive power of the machine learning methods such as SVM(support vector machine), Ensenble Model and DNN(deep neural networks) is superior to that of the multiple regression analysis(GRA) methods. Among the machine learning methods, the predictability of the GBRT(gradient boosting regression tree) model is slightly superior to that of the others. In addition, we estimated the assessment prices by applying a assessment ratio to estimated housing prices. The assessment values estimated by the machine learning methods reflect the actual transaction prices better than the actual assessment values do, and satisfy the taxation equity requirements. Drawing on the machine learning methods, it is hoped that this study will help improve the efficiency of mass appraisal such as the housing assessment.

Also, preferred most ‘A friend’ about effect person at athletics item selection. 6) Preference for physical education optional subject Island and an urban areas student preferred ‘Athletics’ about physical education optional subject, and an urban areas student of ‘Do not select’ appeared on response higher than an island area student, and rejoinder is most of ‘Do not aid in college entering upon studies’ for the reason.

        딥 러닝을 이용한 부동산가격지수 예측

        The purpose of this study was to apply the deep running method to real estate price index predicting and to compare it with the time series analysis method to test the possibility of its application to real estate market forecasting. Various real estate price indices were predicted using the DNN (deep neural networks) and LSTM (long short term memory networks) models, both of which draw on the deep learning method, and the ARIMA (autoregressive integrated moving average) model, which is based on the time seies analysis method. The results of the study showed the following. First, the predictive power of the deep learning method is superior to that of the time series analysis method. Second, among the deep learning models, the predictability of the DNN model is slightly superior to that of the LSTM model. Third, the deep learning method and the ARIMA model are the least reliable tools for predicting the housing sales prices index among the real estate price indices. Drawing on the deep learning method, it is hoped that this study will help enhance the accuracy in predicting the real estate market dynamics. 본 연구의 목적은 딥 러닝 방법을 부동산가격지수 예측에 적용해보고, 기존의 시계열분석 방법과의 비교를 통해 부동산 시장 예측의 새로운 방법으로서 활용가능성을 확인하는 것이다. 딥 러닝(deep learning)방법인 DNN(Deep Neural Networks)모형 및 LSTM(Long Shot Term Memory networks)모형과 시계열분석 방법인 ARIMA(autoregressive integrated moving average)모형을 이용하여 여러 가지 부동산가격지수에 대한 예측을 시도하였다. 연구결과 첫째, 딥 러닝 방법의 예측력이 시계열분석 방법보다 우수한 것으로 나타났다. 둘째, 딥 러닝 방법 중에서는 DNN모형의 예측력이 LSTM모형의 예측력보다 우수하나 그 정도는 미미한 수준인 것으로 나타났다. 셋째, 딥 러닝 방법과 ARIMA모형은 부동산 가격지수(real estate price index) 중 아파트 실거래가격지수(housing sales price index)에 대한 예측력이 가장 부족한 것으로 나타났다. 향후 딥 러닝 방법을 활용함으로써 부동산 시장에 대한 예측의 정확성을 제고할 수 있을 것으로 기대된다.
