        업무정보 분석을 통한 TACT공정관리 프로세스 재설계

        TACT공정관리는 국내의 아파트 마감공사 및 초고층공사에 사용하고 있으나 관련정보가 체계화되지 못해 공사수행에 따른 실적자료의 DB화 및 타 현장에서의 활용이 어렵고, 관련정보를 찾는데 많은 시간이 소요되고 있다. 이러한 문제를 보완하기 위해서는 TACT공정관리에 필요한 공사정보의 과학적이고 정량적인 이해가 요구되며, 실무자가 업무흐름에 따른 요구정보를 쉽게 파악할 수 있는 관리방안이 필요하다. 따라서 본 연구에서는 TACT공정관리 프로세스를 일반적인 공정관리를 기반으로 재설계 하였으며, 전문가 평가를 실시하였다. 본 연구를 통해 실무자의 업무이해도를 증진 시키고 담당자 소속 변경 시 처리절차를 빠른 시간에 파악할 수 있게 함으로써 관련 부서와의 협조 조정과 사업수행에 따른 효율화를 도모할 수 있을 것으로 판단된다. TACT process reengineering is applied to the finish work of apartment buildings and extra tall buildings to conduct efficient process control in Korea. Non-systemized information on the performances, however, causes difficulties in building a database for such records and it takes long time to find the relevant information. In order to solve such problems, scientific and quantitative understanding on the construction information and data is required to perform TACT process reengineering satisfactorily and also proper management plan should be provided for the working level staff to understand the required information and data more easily. In this regard, this paper reorganizes the TACT process reengineering based on the general process control and classifies the items of required information to redesign. Redesigned process was verified by specialists making use of work-information matrix. As a result, paper contributed to increasing comprehension level of the working level people and when the persons in charge are transferred to other duty, it makes them understand all the working procedure faster, which enables the departments involved to carry out their cooperation and adjustment more efficiently.

        In these day, apartment building has many problem related on lawsuit on defect of floor impact sound. So they instantly have to be solved. The purpose of this study was to analyze issue about noise defect in the lawsuit on defect and find solutions of these problems. To analysis cases of issues about noise, vibration and sound insulation, the final decrees and then in these cases, several issues of them have been arranged. As a result, the stand of law in force about defect dispute of noise in apartment building and the law in force will be made and therefore, The noise defects will be made study from now on.

        프로젝트 단계별 건설객체의 성장에 근거한 건설데이터 통합 모델

        For effective construction project management, the integrated construction data operation is an essential element. Several previous researches tried to develop integrated systems, but those systems needed work process innovation as a precondition. However, those previous systems required radical changes in construction work process and scope, which does not seem to work in actual construction system. Considering the necessity of the integrated system and the problems of previous studies, this study developed the concept of the growing construction object(GroCO) which is based on the work scope and its related data in each construction phase. Through the concept of the GroCO, the integrated data model for each construction phase was developed and the application method was proposed.

        공공부문 시공책임형 CM 사업의 시공이전단계 성과분석

        발주제도 혁신을 통한 국내 건설산업의 글로벌 경쟁력 강화를 목적으로 시작된 시공책임형 CM 사업이 공공부문에서 시범사업의 형태로 시행되고 있다. 그러나 정식 발주제도로 나아가기 위한 관련 법령 제정까지는 시간이 필요해 보이며, 사업에 대한 성과분석도 아직까지 미진한 상황이다. 이에 본 논문에서는 현재 시행되고 있는 4개의 시범사업의 사업이전단계사업관리(Pre-Construction Service)에 대한 성과분석을 통해 사업의 효과와 신뢰성을 검증하고자 하였다. Team Building, 설계도서 정합성, 공기검토, VE, BIM 활용 등 총 5개의 분야에 대해 성과분석을 진행했으며, 참여자 면담조사를 통해 문제점을 확인하고 그에 대한 개선안을 제시하였다. 본 연구의 결과는 향후 이루어질 발주제도 법제화에 대한 기초자료로 활용될 수 있을 것으로 기대한다. The CM at Risk project, which started with the aim of strengthening the global competitiveness of the domestic construction industry through innovation of ordering system, is being implemented in the form of pilot projects in the public sector. However, it seems that it is necessary to enact related laws and regulations to move to the formal ordering system, and the performance analysis of the project is still insufficient. In this paper, the effectiveness and reliability of the project were verified through the performance analysis of the Pre-Construction Service of the four pilot projects currently being implemented. The results of the study were analyzed in five areas including Team Building, Design Book, Construction Period, VE, and BIM. Through the interview survey, the problems were confirmed and improvement plans were presented. The results of this study are expected to be used as basic data for the legalization of ordering system to be implemented in the future.

        사례분석을 통한 공동주택 하자담보책임 종료 절차연구

        The ending of the warranty under the current Multi-Housing Management Act has a lot of problem as it is very disadvantageous to the business entity and it makes hard for the contractor to finish the repair work. It is almost none for the business entity to get the written confirmation of the expiration of warranty liability from the client even though it sincerely completed their warranty obligation. It is because the client asks for the works other than fair repair arising from the defect in the work, such as the upgrade work for the enhancement of the value of their assets and the repair work which the client should take care before it issues the written confirmation of the expiration of warranty liability to the contractor. “So, though there is the law specifying this matter, the parties are relying on the unnecessary civil agreement. This leads to the big social and economic losses. If there is no agreement made between the client and the contractor, that leads to the legal dispute. This research on cases of 10 apartments shows that the types of works which the apartment residents ask for depend on the characteristics and conditions of the apartments and that they ask for various kinds of compensational works. In addition, it was found that there were many cases in which even the civil agreement is not recognized as the ending of the warranty obligation even if the proper procedure is taken for the ending of warranty by the contractor or business entity. If the collateral is to be offered to the client, the contractor would get more hard because there is the additional cost other than the warranty obligation, thus damaging the legal objective of the laws trying to minimize the damage made to the resident of the apartments. It means that the increase in the unnecessary warranty cost would lead to the increase in the selling price of apartment and the ending of the dispute through the civil procedure would make the Multi-Housing Act ineffective.

        공항 내 장애인 편의시설의 개선방안

        현대사회는 선천적 장애인은 물론 교통사고 산업재해와 같은 다양한 요인에 의한 후천적 장애인이 지속적으로 증가하고 있다. 또한, 경제성장과 세계화에 의해 장애인의 공항이용률도 매년 증가하고 있는 추세이다. 때문에 공항을 이동하는 장애인을 위한 편의시설의 질적 양적인 확충이 더욱 요구되어 지고 있다. 본 연구에서는 공공시설물인 공항의 장애인편의시설에 대한 현황조사와 사용 실태조사 및 만족도 조사를 통해 전국공항의 장애인을 위한 시설개선과 공항이용자들의 만족도를 향상시키기 위한 방안을 모색하고자 한다. In modern society the population of disabled goes on increasing rapidly not only in congenital deformities but also in acquired handicapped persons due to various factors such as car accidents and industrial disaster. And the number of disabled passengers in airports is growing every year with economic growth and globalization in Korea as well. That is the reason why the effort to the convenient facilities for the disabled in airports is needed more. The real situation in airports which are the public buildings is that the effort to install the facilities for the disabled is only perfunctory to meet the legal standard and cannot answer to the expectation of the facilities for the disabled. In this study I would like to give the airport operators the guide line to expand the facilities and the disabled an opportunity to use airports more freely and conveniently through the presentation on the problems and solutions with the current situation of the facilities for the disabled and the satisfaction of users in all airports in Korea.

        Decree on the Management of Apartment Houses. Article 36 (Liability for warranty Repair Defects), Article 37 (About Repair Defect, etc), and its implementing ordinances, Article 36 (Term of warranty liability) Article 37 (Defect criteria), Article 38 (procedure of Repair defect), Article 39 (type of warranty liability), Enforcement Rule Article 17 (Certifiation of warranty liability). On the basis of the upper Decree, In spite of Standard and forms of `Completion of Repair Defect` was exist, it was hard to receive `End of Confirmation` in practice. The purpose of this study is to propose basics in order that Practitioners can apply problems and improvements about Decree on the Management of Apartment Houses.
