In todays building industry the emphasis has been geared more towards construction, thus building maintenance and life cycle have been neglected until now. A direct result of this neglect is the rapid aging of building, which leads to more cost-effective decision making methods for the prolongation of building life span. The following study is conducted in the area of Daegu and Seoul in order to develop the estimation analysis method of the annual operation cost of the Korean high-rise condominiums for the cost-effective decision making support through mathematical and statistical analyses including the present value and standardized measurement corrections. Based on the assumption that the life expectancy of the high rise condominium is 50 years, initial cost is ₩421,212/㎡, and a total sum of yearly operation cost during life expectancy is ₩2,154,499/㎡), yearly accumulated operation cost is shown as below: AOC = 0.7097t4 - 38.803t3 + 806.95t2 + 11045t - 496.52 (R2 = 0.98) (Here, AOC = Accumulated Operation Cost,t = given years)

This study aims to analyze the expression characteristics regarding the general public's architectural aesthetic sensibility vocabulary that targets public buildings. Three surveys were conducted on 975 Seoul citizens to collect data on this vocabulary and analyze its relevance to architectural aesthetic scores. The results indicated that the general public had a very strong tendency to infer and interpret shapes and forms when evaluating architectural aesthetic. The relationship between the architectural aesthetic sensibility vocabulary and the score of architectural aesthetic was formed. Architectural aesthetic sensibility vocabulary received high evaluation for the words mystical, luxurious, symbolic, and constructive. The architectural aesthetic expression of the words aesthetic or futuristic was also effective as a high-scoring strategy. The general public had a lot of interest in harmony; the subject that had the greatest influence on architectural aesthetic was the functional issue. The results of this study can be used as basic data related to building design strategy establishment and text-based architectural aesthetic research. Furthermore, it can be used as the basis for establishing emotional marketing strategies that use architectural aesthetic. 본 연구는 공공건축물을 대상으로 일반인의 건축미 감성어휘 표출 특성을 분석하는 것을 목적으로 하였다. 서울시민 975명을 대상으로 3차례의 설문조사를 통해 일반인의 건축미 감성어휘 자료를 수집․정리․분류하고, 건축미 점수와의 관련성을 분석한 본 연구의 주요 결과는 다음과 같다. 첫째, 일반인들은 건축미를 평가함에 있어 모양, 형상을 유추하고 해석하려는 경향이 매우 강했다. 둘째, 건축미 감성어휘와 점수와의 관련성이 생성되었다. 셋째, 높은 평가를 받기 위한 감성어휘는 ‘신비로운’, ‘고급스러운’, ‘상징적인’, ‘건설적인’이었으며, ‘미적’ 또는 ‘미래적’ 건축미 표현 또한 고득점 전략으로 유효했다. 넷째, 일반인은 조화에 대해 많은 관심을 가지고 있었으며, 건축미에 가장 큰 영향을 미치는 주제는 ‘기능적’ 이슈이다. 본 연구의 결과는 건축물 디자인 전략수립, 텍스트 기반의 건축미 연구 관련 기초자료로 활용될 수 있으며, 나아가 건축미를 활용한 감성마케팅 전략수립의 근거로 활용될 수 있다.

건물이 고령화됨에 따라 건물이 갖는 내구성, 안전성, 기능성 등 기본성능의 저하와 건물을 구성하는 각 구성부위의 결함상태에 의해 건물전체가 기대하는 성능을 발휘하지 못하게 된다. 따라서 시간의 경과에 따라 발생하는 마모나 기능저하 등의 상태를 수시로 체크할 수 있는 일정한 형식을 지닌 체크리스트의 확립이 필요하다. 이에 본 연구에서는 관리대상시설 전반의 신속한 노후도 상황파악을 위해 시설관리대장 및 보수공사 이력표, 관리자 및 전문가에 의 한 체크리스트(시설점검카드) 작성방안을 제시하고 있다. As time goes on, the total performance of buildings is on the decrease in the point of durability, safety and function. Therefore, it is needed to establish the official building condition checklist to prevent the building from its superannuation and disorder. Thus the study aims to provide the evaluation method based on building maintenance reports and opinions of professionals to check rapidly the degree of superannuation of facilities.
가상가치법을 통한 건축미의 경제적 가치추정 및 가치부여 특성

The purpose of this study is to estimate the economic value of architectural aesthetic using the contingent valuation method and to analyzethe value-giving characteristics. The site survey was conducted based on the scenario of Dong-daemun Design Plaza, which is recognized asa work of outstanding architectural aesthetic. Based on 307 opinions collected, the main results are as follows:First, it could be confirmed that the higher the level of architectural aesthetic, the higher the payment amount was. The result of estimatingthe value of the architectural aesthetic on the basis of the fixed amount levy showed that the average payment amount was 8,859 won perperson. The average payment amount was 13,014 won per person when the rejector of payment was excluded. The value of architecturalaesthetic was about 13.72% of total construction cost. Second, free riding, which occurs mainly in the measurement of the value of public goods or environmental goods, appeared. This tendencyis stronger in the elderly than in the younger, and in the differential amount levy than in the fixed amount levy. Third, the extreme subjectivity of architectural aesthetic value could be confirmed. While there are a lot of extreme denials of payments suchas 0 won, the high-income was willing to pay a substantial amount. Fourth, it was confirmed that income factors was partly involved in the measured value. 본 연구는 가상가치법을 활용하여 건축미의 경제적 가치를 추정하고 나아가 가치부여특성을 심층적으로 분석함을 목적으로 한다. 건축미가 빼어난 작품으로 인정 받고 있는 동대문디자인플라자를 대상으로 가상시나리오에 근거한 현장설문조사를 진행하였으며, 회수된 307명의 데이터를 근거로 하여 분석한 주요 결과는 다음과 같다. 첫째, 건축미의 수준이 높을수록 지불금액이 높아짐을 확인할 수 있었으며, 건축미의 가치를 균등부과방식을 기준으로 추정한 결과 표본 전체를 대상으로 했을 경우, 평균 지불금액이 8,859원/인으로 나타났다. 지불거부자를 제
