      • 부동산분야의 빅데이터 도입의도에 미치는 영향요인에 관한 연구

        As the society develops, risks and uncertainty increases, and Big Data is at the center of information technologies that can solve these issues. In research on utilization of Big Data in the Real Estate field, Kyung(2014) suggests high utility of Big Data in the field by using STEEP and correlation analysis based on characteristics of Real Estate and Big Data. In other words, Big Data can provide an efficient solution to general problems in the field of Real Estate by collecting and analyzing a large quantity of structured and unstructured data. This study aimed to identify factors that affect intention to adopt Big Data in the Real Estate field based on perception of strategic values and environmental factors suggested by Paret et al.(1988), Quinn & Baily(1994), Elizabeth & Michael(2004), and Kyung(2015), and propose a relevant guideline to institutions and corporations that consider adopting Big Data. Based on empirical analysis using SEM(structure equation modeling), the result was as follows: first, it is advisable that institutions and corporations that are considering to adopt Big Data in the Real Estate field focus on improving the work process, capturing opportunities, and providing information for decision-making. Second, they must fully review internal factors of the Real Estate industry such as IT development trends and changing environment and select crucial business partnership in order to gain competitiveness in the market. 사회가 발전할수록 위험과 불확실성은 더욱 증대되어 이를 해결할 수 있는 정보기술 중 빅데이터는 그 중심에 있다. 부동산분야의 빅데이터 활용방안에 대한 연구를 통해 경정익(2014)은 부동산과 빅데이터의 특성을 바탕으로 STEEP와 연관성분석을 통한 매우 밀접성과 활용성이 있음을 제시하고 있다. 즉 빅데이터는 다양하고 대량의 정형 및 비정형데이터를 수집 분석하여 부동산 분야의 제반문제를 효율적으로 해결할 수 있는 기술인 것이다. 본 연구는 Paret et al.(1988), Quinn & Baily(1994), Elizabeth & Michael(2004), 경정익(2015) 등이 제시한 전략적 가치에 대한 인식과 환경적 요인 측면을 기초로 부동산분야의 빅데이터 도입의도에 미치는 영향요인을 도출하여, 빅데이터 도입을 검토 추진하는 기관 및 기업에 가이드라인을 제시하고자 하였다. 따라서 구조방정식모형에 의한 실증분석을 통해 다음과 같은 결과를 도출하였다. 첫째, 부동산분야에 빅데이터 도입을 고려하고 있는 기관, 기업은 업무 프로세스 개선, 기회포착, 의사결정의 정보제공을 도출하는데 중점을 두고 도입을 검토하는 것이 바람직하다고 할 수 있다. 둘째, 정보기술 발전 트랜드와 환경변화 그리고 핵심적인 비즈니스 파트너쉽을 선정하는 등 경쟁우위를 선점할 수 있도록 부동산업 내부 환경요인이 충분히 검토되어야 한다는 것이다.

        제4차산업혁명시대 부동산산업의 정보기술 수용의 영향요인에 관한 연구

        This study aims to identify what strategic values should be placed on the basis of information technology introduction and what aspects should be considered in terms of the environment in order to revitalize PropFech in Korea, a recent issue of the Fourth Industrial Revolution. The following research results were derived from the related theories, the consideration of prior studies and surveys of people working in various real estate sectors. In other words, we need to create an environment in which we can acquire expertise from practitioners, managers and CEOs who utilize information technology in the business, and closely examine the improvement of services, risk detection, and new opportunities that are provided in the introduction. In addition, it is important to consider whether it can improve sales and profitability for information technology. In addition, public efforts, such as legal regulations and system improvement, were cited as important factors to revitalize the introduction of information technology. This study will require a balanced survey of the real estate industry in a variety of fields, and should be a basic data collection by respondents with sufficient knowledge of information technology. It is also necessary to obtain more samples and statistically more detailed analyses to identify the significant relationships presented in the preceding study. 본 연구는 제4차산업혁명시대 최근 이슈가 되는 프롭테크(PropTech)의 국내 활성화를 위해서는 정보기술 도입에 따른 어떠한 전략적 가치에 중점을 두어야 하는지 그리고 환경적 측면에서는 어떠한 면을 고려하여야 하는지를 밝히고자 하는 것이다. 관련이론과 선행연구 고찰 그리고 다양한 부동산 분야 종사자의 설문조사를 통해 다음과 같은 연구결과가 도출되었다. 즉 정보기술을 비즈니스에 활용하는 실무자, 관리자, 최고경영자의 전문적 지식습득을 할 수 있는 환경조성이 필요하며, 정보기술을 도입함에 있어 산출되어 제공되는 서비스의 개선, 위기감지, 새로운 기회발견이 가능한지에 대한 면밀한 검토가 필요하다. 또한 정보기술 도입을 위해서는 매출액, 수익률 향상이 될 수 있는지 검토가 중요하다는 것이다. 그리고 정보기술 도입을 활성화하기 위해서는 법규 및 제도개선 등 공공의 노력이 중요한 요인으로 도출하였다. 본 연구는 부동산 산업이 다양한 분야의 균형된 설문조사를 통한 분석이 요구되며, 정보기술에 대한 지식이 충분히 갖추어진 응답자에 의한 기초자료 수집이 되어야 할 것이다. 또한 선행연구에서 제시한 유의한 관계를 파악하기 위해서는 보다 많은 표본을 확보하고, 통계적으로 보다 세분화하여 분석하는 것이 필요하다.

        제4차산업혁명시대 도시재생의 스마트정보기술 도입 활성화에 미치는 영향요인

        The purpose of this study is to ensure the efficiency of urban regeneration by clarifying what factors are the key to the vitalization of smart information technology in the promotion of urban regeneration in the era of the Fourth Industrial Revolution. To this end, a research model that extends the Unified Theory of Acceptance and Use of Technology (UTAUT), which is applied to derive key factors in accepting new technologies, is developed, and multiple regression analyses are conducted by using SPSS to derive factors that have positive (+) effects on intention to use smart technologies for urban regeneration. As a result, the factors of facilitating conditions, performance expectancy, social influence, and personal innovativeness were derived. The results of this study show that for the vitalization of smart information technology in urban regeneration, the innovative thinking of persons in charge and the securing and organization of human resources, as well as education and public relations designed to change various participants' perceptions about the efficiency and importance of smart information technology utilization are important. And it is expected that the improved UTAUT model applicable to the introduction of new technology will contribute to the future studies. 본 연구의 목적은 제4차산업혁명시대 도시재생을 추진함에 있어 스마트 정보기술 활용의 활성화를 위해서는 어떠한요인이 핵심인지를 밝힘으로써 도시재생의 효율성을 기하고자 하는 것이다. 따라서 신기술 수용의 핵심요인을 도출하는데 적용되는 통합기술수용모형(UTAUT)을 확장한 연구모형을 개발하고, SPSS에 의한 다중회귀분석을 실시하여도시재생의 스마트 정보기술 도입의도에 정(+)의 영향을 미치는 촉진 조건, 예상되는 성과, 사회적 영향, 개인의혁신성이란 요인을 도출하였다. 본 연구를 통해 도시재생에 스마트 정보기술을 활성화하기 위해서는 다양한 참여자의스마트 정보기술에 활용에 대한 효율성과 중요성에 대한 인식전환을 위한 교육과 홍보가 중요하며, 담당자의 혁신적인사고와 인적자원 확보와 편성이 중요하다는 것을 밝혔다. 또한 신기술을 도입하는데 적용할 수 있는 개량된 UTAUT모형을 개발하여 향후 연구에 기여할 수 있을 것으로 기대된다.

        부동산분야의 빅데이터 활용 방안과 정책적 제언

        빅데이터는 새롭게 출현한 기술이 아니라 종전의 다양한 분석기술의 연장이라 할 수 있다. 다만 종전의 분석기법과 차이점은 앞에서 살펴 본 바와 같이 빅데이터의 특성인 V3+C(규모, 다양성, 속도, 복잡성)에서 찾아 볼 수 있다. 이러한 빅데이터 분석은 부동산문제 해결을 위한 기술적·경제적·법률적 측면의 부동산 현상을 분석하기 위한 최적의 기술이다. 따라서 부동산 문제 해결을 위한 다양하고 대규모의 데이터를 수집하여 분석하여 부동산의 정책, 개발, 매매, 중개, 가격결정 등에서 효율성을 높일 수 있는 것이다. 이와 같이 빅데이터의 특성은 부동산의 특성과 깊은 연관성이 있어 빅데이터는 부동산분야의 제반 문제를 효율적으로 해결하는 최적의 기술이라는 것을 본 연구의 STEEP분석과 연관성 분석을 통해 확인하였다. 따라서 부동산 정책 추진, 부동산 시장 분석, 부동산평가, 부동산의 제반 활동의 의사결정 등 빅데이터를 부동산에 활용할 수 있는 대표적인 방안을 제시하였다. 또한 향후 빅데이터 활용을 더욱 확대하기 위한 정책적 제안을 제시하였다. Big data can be referred to the newly emerged technology as an extension of the traditional variety of analytical techniques. However, conventional analyzers laws difference V3 characteristics of Big Data + C can be found in (volume, velocity, variety and complexity). The Big Data analysis is the best technique for analyzing the technical, economic and legal aspects of real estate developer for solving real estate problems. Thus for solving various real estate issues and collect and analyze large amounts of data, which can increase the efficiency of real estate, etc. policies, development, marketing, mediation, pricing. Characteristics of big data thus there is a deep association of real estate properties and Big Data were examined by STEEP analysis and correlation analysis of this that the best technology to solve various problems in the real estate sector to efficiently research. Therefore, the real estate policy implementation, real estate market analysis, real estate appraisal, real estate decisions in various activities, such as doctors suggest the typical ways that you can take advantage of Big Data in Real Estate. Also presented a policy proposal to expand the use next big data.

        코로나19가 국내 부동산시장에 미치는 영향과 변화에 관한 연구

        Countries worldwide have been following various efforts to escape the rapid social changes and economic shocks even though the COVID-19 pandemic has not yet ended. Similar to other epidemics, such as the Black Death and cholera, that immensely impacted human history, the COVID-19 pandemic has also brought tremendous shocks and changes to countries, companies, and individuals, accompanying historical changes and crises. Besides the society, economy, and industry, COVID-19-related changes are expected in real estate development, such as housing, offices, and shopping malls. Verifying the impact and changes on real estate caused by COVID-19 is very important and meaningful to the real estate industry, investors, real estate policy implementation, and ordinary customers. Therefore, this study examines and predicts how changes caused by COVID-19 will soon affect the real estate market.t This study reveals the impact and changes in real estate by reviewing literature and previous studies and conducting frequency analysis through surveys, correlation analysis, and multivariate analysis. The study results can be used for establishing real estate policies and analyzing real estate market prospects. However, this study has limitations in that the objectivity of verification is insufficient in developing the research analysis framework and measurement items. Predicting the future might be impossible as COVID-19 is still in progress, and many differences exist between previous times and the present regarding perceptions and impacts of COVID-19. For this purpose, a follow-up study must be conducted after the COVID-19 pandemic ends.

        빅데이터에 의한 부동산정책 현안진단 및 수요예측 방법론

        The purpose of this study is to propose a methodology to diagnose Real Estate issues by Big Data and to promote predictable policies that people can feel and empathize with in order to enhance the effectiveness of Real Estate policies. In other words, we gathered the news related to Real Estate and analyzed the needs and issues of the people through emotional analysis, frequency analysis and related language analysis, and suggested a model that can extract policy issues and select policies.The proposed model was validated by comparing the results of the Big Data analysis with actual results before and after the announcement of the policy for the Real Estate 4.1 measures.This study suggests that the use of big data research in the field of Real Estate is a basic research that can expand the research and utilization of unstructured data mainly in fixed data. In addition, generalization of model application should be done through more sophisticated analysis in the future. 본 연구는 부동산 정책의 실효성을 제고하기 위해 빅데이터에 의해 부동산 현안을 진단하고 국민이 체감하고 공감할 수 있는 예측 가능한 정책을 추진할 수 있는 방법론을 제시하고자 하였다. 즉 부동산 관련 뉴스기사를 수집하여 감성분석과 빈도분석, 연관어 분석을 통해 국민의 니즈(Needs)와 이슈를 파악하여 정책 이슈 도출과 정책의제를 선정하여 추진할 수 있는 모델을 제시하였다. 제시한 모델은 부동산 4. 1대책을 대상으로 정책 발표 이전과 이후에 대해 빅데이터 분석 결과와 실제 결과를 비교함으로서 타당성을 검증하였다. 본 연구는 그간 부동산분야에서 빅데이터 연구 활용은 정형데이터 위주에서 비정형데이터를 대상으로 연구와 활용이 확대될 수 있는 기초연구라는 의미가 있다고 할 수 있다. 또한 향후 좀더 정교한 분석을 통해 모델 적용의 일반화가 이루어져야 할 것이다.

        모바일 부동산 정보서비스의 특성이 만족도와 재사용 의도에 미치는 영향

        The purpose of the study is to investigate what factors influence the satisfaction and intention of reuse realized by using real estate information service by mobile devices in the view of users and, based on this empirical research result, is to suggest strategic implications on vitalization of mobile real estate information service. The real estate information service which is available now through mobile devices is limited as well as has limitation on users, and so the investigation on the recognition was aiming at the graduate school student majoring in the real estate and realtors. The survey was aiming at the significant materials of 208 people who had experience using actual mobile real estate information service, from October 27, 2011 to January 29, 2012, and verified by structural equation model using SPSS V.18 and Amos V.18. In the result fulfilling hypothesis testing, among 7 research hypotheses set up, 6 were selected. That is, except perceived availability among characteristics of mobile real estate information service, perceived usefulness, reliability, organized accessibility, situational awareness, and interaction were found to have significant effect on users` satisfaction and satisfaction was found to give significant effect on intention of reuse. Hence, the result of the study is expected to be foundation to vitalize the mobile real estate information system, and future researches need to extend research target and study if there is differentiated effect through comparison analysis among groups of ages.

        부동산 정보화정책의 효율성을 위한 개선방안

        In promoting real estate informatization policy, this study aims to indicate the concept of real estate informatization policy efficiency and influencing factors to minimize uncertainty and promote the efficiency. Empirical analysis found out four factors influencing successful real estate informatization policy : leadership promoting real estate informatization, user-oriented approach, technical competence and application and policy evaluation. That is, the results showed that leadership for promotion is most important for promotion of successful real estate informatization policy, systematic policy evaluation is most important for efficient policy promotion, and fulfillment of technical competency and application is most important for effective promotion. As a first attempt on the factors influencing the real estate informatization policy, this study tried to contribute to design a theoretical framework. In the future influential factors shall be found out through establishment of the concept about successful real estate informatization policy, social indicators for objective measurement, and detailed analysis through development of detailed measurement factors.

        기술수용모델을 이용한 공인중개사의 정보화 활용행동에 관한 연구

        Real estate brokerage is required to efficiently utilize information technology to reach an advanced job performance to meet the current trend of a smart society. This study attempts to identify factors influencing realtors’ utilization of real estate information. Based on previous researches that extended Technology Acceptance Model(TAM) by Davis et al., this study estimated a structural equation model using information collected from a sample of certified realtors. Our results are as follows: First, gender and informatization self-efficacy affects perceived ease of use. This means that there is a gender difference in recognizing that information technology utilization is useful in real estate brokerage business. This result also suggests that more education or practice opportunities should be provided to female realtors for them to get used to various information sources and information technology devices, which will improve their self-confidence in information utilization. Second, perceived playfulness affects perceived usefulness. This result suggests that realtors should feel pleasure and therefore fully commit information utilization. Various user-friendly cases and examples need to be developed for realtors to be more interested in utilizing information. Third, perceived ease of use and perceived usefulness affect realtors’ intention to use informationtechnology, which will eventually lead to information utilization actions.

        부동산 정보시스템의 품질이 중개업무성과에 미치는 영향 -부동산 공인중개사 대상으로-

        This study has its significance in that it is the first research to introduce the `Model of Information System(IS) Success`. The purposes of this study is as follows: this study is aimed to examine how the system quality, information quality and service quality of the real estate IS is related with the system use, user satisfaction and job performance. The result is as follows: First, among the information quality, system quality and service quality, the information quality is the most important variable in the impact on the job performance. It is also estimated that there is no significant difference in the impact on the job performance between the system quality and service quality. Second, to introduce and use the real estate IS successfully, it is required to establish the integrated data ware house and introduce/apply the concept of `enterprise architecture`. One limitation of this study is that it is limited to the real estate agents among various groups that use the IS. Thus, in the future studies, the target group should be extended to other various groups and more specific IS among various ones should be studied in a more practical way.
