This paper examines whether there was any structural change of office demand in Tokyo CBD through the Bubble economy, or not. At first we show lagged effects between rents and vacancy rates of the offices by the Almon Polynomial lag model, and then we induce a demand structure, so as to identify structural difference between pre and post the bubble economy. We build a demand's model and apply the Chow-Test on the models to identify the structural change. Then we focus on the fundamental values of office investment and estimate the value from 1980 to 2003. We find the drastic change of the value in 1993. We conclude that there was no a change of demand structure, but a significant change of potential demand level.

This paper examines the structure of the office supply market in Tokyo, Japan. This paper develops a rental model and supply model of the ofice market, using data from Tokyo CBD for the e was any structural change of ofice supply in the Tokyo CBD through the Bubble economy, or not. The results show that about 20% revise the rent annually in the Tokyo CBD ofice market. The result also shows that there is a time lag of 5 years, which is considerably long. We clarified the accurate structural change of the ofice supply in 1991.
