The improvement of building operating plan is important factor that can bring environment improvement and financial gain because the energy cost is changed by maintenance and operating plan. It is required that consistently devise operation improvement plan because once setting, operating plans can"t use when building is demolished. This study identify effect of operation improvement via operating consulting case and suggest operation improvement plan that can refer to similar situation of this case. Through three case, it grasp to detect operation error via data analysis and to save energy via change of operation, and it identify that cost benefit is large because there is no initial investment cost. Therefore, countermeasures for operation improvement should be prepared with continuous analysis of equipment status and data via monitoring system or regular energy audit, and continuos endeavor should be attended to deduct operation for optimal energy saving via annual PDCA based on measured data.

This paper presents necessity of considering stability and efficiency to build data center and commissioning method to reflect these technologies. A data center must non-stop operate 365 days a year consistently to provide stable and sustainable IT service to the public and It is necessary to consider efficient design and operation plan as increasing heat load according to the development of IT equipment that makes HVAC system bigger than before. This paper proposed the stability/efficiency based commissioning to build future-oriented data center reflected owner"s requirement.
