자산구성과 노후준비 인식 수준에 따른 주택연금 가입결정 요인에 관한 연구

우리나라는 전 세계적으로 유례없는 빠른 인구조로 현상을 경험하고 있다. 이처럼 급속한 인구 고령화가 진행되는 가운데, 고령가구의 자산구성은 주택자산의 의존도가 매우 높은 구조를 보여 고령인구의 안정적인 노후생활에 저해요인으로 작용하고 있다. 이러한 문제점을 해소하기 위해 우리나라는 공적보증 주택연금제도를 시행하고 있으며, 누적가입자는 지속적인 증가 추세를 보이고 있다. 그러나 가입자격이 주어지는 60세 이상 인구를 감안하면 가입률은 매우 낮은 수준에 머물고 있는 실정이다. 본 논문에서는 주택연금 가입결정 요인을 식별함에 있어 고령가구의 자산별 비중과 보유자산에 대한 노후준비 인식을 중심으로 분석하였다. 분석결과에 의하면, 총자산, 월평균 소득, 금융소득이 소득에서 차지하는 비중이 높을수록, 그리고 부동산 자산과 금융자산이 총자산에서 차지하는 비중이 낮을수록 주택연금에 가입할 가능성은 높게 나타났다. 이는 보유자산 규모와 같은 절대적인 가치뿐만 아니라 은퇴로 인해 소실되는 소득을 보완하거나 대체할 수 있는 여유자산, 즉 주택을 제외한 부동산 자산과 현금자산의 구성 비중이 주택연금 가입결정 요인으로 작용하고 있음을 의미한다. 또한 여유자산의 구성비는 보유자산의 노후생활 충분도 인식에 영향을 미치고 있음을 확인하였다. The Korean population is ageing faster than any other countries in the world. Along with the increase in ageing population, housing asset comprises the majority of the asset of elderly households, and this high dependence on housing asset prevents retired households to be financially secure. To address this issue, public reverse mortgage program was introduced in Korea. While the number of reverse mortgage subscribers has steadily grown, the subscription rate is still low compared to the population aged over 60 years. With aims to facilitate attracting more subscribers, this paper analyzes and identifies determinant factors of demand for the Korean public reverse mortgage with particularly focus on asset portfolio and the perception of old ages preparation. The analysis provides several interesting findings; total asset, monthly income, the portion of financial income in monthly income have a positive impact on the demand for reverse mortgage. On the other hand, the higher the portion of housing & financial asset in total asset is, the less a household is likely to subscribe the Korean public reverse mortgage. This means that the demand for public reverse mortgage is more sensitive to the asset portfolio (e.g., the portion of property & cash asset in the total asset) of retired households than absolute asset value. In addition, the asset portfolio has an impact on the perception of old age preparation.

인터넷을 이용한 이러닝 시스템은 시간과 공간의 제약을 받지 않기 때문에 최근 교육 분야에서 각광받고 있다. 그러나 교수자의 통제가 없기에 학습자들의 의지가 부족할 경우 불성실하게 학습에 임할 가능성이 농후하고, 면대면 수업에 비하여 교수자-학습자간의 상호작용이 어렵다는 점 등이 문제점으로 지적되고 있다. 이에 본 논문에서는 이러한 문제점을 완화시키고자 스키너의 강화이론을 적용하여 교수자-학습자간 상호작용을 증진시켜 학생들의 학습 몰입을 돕고, 궁극적으로 보다 효과적인 이러닝이 이루어 질 수 있는 학습시스템을 설계하였다. The e-Learning system has been already getting into the spotlight by education fields because students can learn without limitations of time and space on the internet. But it has big problems. If learners do not work with strong will and endurance, they might not achieve their goals because it is difficult of their teachers to control them. In addition, it's hard to interact between learners and their teachers. To solve these problems, this paper proposes an effective e-learning system which is applied by the Skinner's reinforcement theory, thereby increasing interactions between learners and teachers and helping students focus on their study.
