Daejeon Metro city has gone ahead with a plan to develop suburbs of the city like Noeun, Ga-o, Kwanjeo and etc.
In the result of development, expansion of city and tend towardsmultiple nuclei city make the city space structure transformed and it ch······· anges the density of population and the distribution of land prices also.
If the government estimates real-state and announce the result, and has the people do a business with the official estimations of real-state, it may not only used as a standards of tax but also to pay to tax on purchasing public sites and compensating for private land by central government.
In those process, to estimate real-state exactly is emphasized essentially. That's why a model of estimation for real-state for Daejeon metro city should be need.
In this study, a site of location information for a region of service, size of a land, form of land and adjacent road as geographical features is used. A distance in straight line for city-hall is used as environmental features.
a region of service, condition of utilization, traffic, form and height in Independent variables may be treated as dummy because they are nominal measure to analyze regression model.
Before analyzing regression model, I did step-by-step method of selection in order to pick out the variable that affects the price-which is a subordinate variable- most. In result, a residential area, a business section, extensive road, middle sized road, complex, quadrate, A distance in straight line for city-hall) are picked.
So to speak, I did analyzed regression model in order to find out the relation of the variables which are picked by the step-by-step method of selection and subordinate variables.
There supposed to be some loss of infoiniation in the way of dummy regarding to a region of service, condition of utilization etc. to make regression model. I think it's a limit.
So, in this case, making a selection of variable and a new development supposed to be needed as a prediction.
And another is analyzed by a distance in straight line for city-hall only because of lack of information only, therefore it needs another methods like to weight or something different.
At the conclusion, it regards to statistics but it needs continual analyze using several Independent variables.
