The patterns of land use in cities are We results of the competition of various urban activities to find the best location. All cities have a center called as the business district which is characterized with the high density of land use. Generally, concentration and decentralization are simultaneously occurred in the urban area in accordance with the development of a city. In relation to this, sub-centers often emerge as the functions of business activities are developed outside the central business district, partly because of diseconomies of urbanization. The patterns of land use in a sub-center tends to differ from those of the CBD in terms of different accessibility in urban functions.
The purpose of this research is to analyze characteristics in the patterns of land use around the area of Teheran-ro in Gangnam-gu. More specifically, this study attempts to reveal characteristics in the surface patterns of land use and to explain the characteristics of location in the patterns of office-use by different industrial sectors. Also, this study analyzes the vertical patterns of land use in the study area with representing diagrams for those land use patterns. For a hierarchical analysis on those land use patterns, this research divides roads according to their width and functions in order to explain differences in land use around Teheran-ro.
The outcomes of this research are as follows; first, the main use for the buildings in Teheran-ro was business activities. The lower and medium level of buildings in this road are mainly used for business activities including financial related services. However, consumer services are commonly used in the underground level of the buildings.
Second, Eonju-ro, Nonhyeon-ro, Seonreung-ro, Bongeunsa-ro and Dogokdong-gil, which are located near Teheran-ro, were characterized as complex patterns of land use with business and consumer services including medical and social welfare facilities. The land use patterns in those roads, which are mainly low-story buildings compared to Teheran-ro, are characterized with comsumer services in the lower level(first and second floor) and business activities in the upper level.
Third, the buildings in the small roads located between large roads are mainly used for various consumer services. While, the inner parts of the areas surrounded by large roads are usually mixed with residential or commercial. The upper level(over 4th floor) in the building of this area is more generally used for residential, but the lower level is commonly used for commercial.
Fourth, inner areas inside blocks are mainly used for residence. However, multi-household houses are more common compared to house. The landscape of this residential pattern is closely related to the role of complex business activities around this sub-center.
The most important finding from this research was the differential patterns of land use according to the &stance from major road to inner area of this sub-center, namely from business activity based function to consumer services based function, and then to residential function.
Even though this analysis is not enough to generalize the patterns of land use in sub-centers of Seoul, but this research reveals the dynamic and differential patterns of land use in a rapidly developing sub-center of Seoul. From this research some research agenda for the future research appears related to land use pattern in a metropolis, for example the changing structure of urban landscape and causing factors for the changes on urban form among business centers.
