Most people living in the modem society desires to live in countryside environment with friendly neighborhoods. As the result of the steady economic growth ever since the 1970s, the 3-basic human living requirement are satisfied. However, our living environment is getting deteriorated. As the income steadily, people are more interested in the Quality Of Life and the quality of living environment. As a result, many people moves from the notorious living environment in urban area to countryside. This moves stimulates housing development in countryside adjacent to the metropolitan area.
Since the garden Housing(housing located in the countryside) development is a new type of the real estate development, there are many trail-and error in the development process; such as marketing failure, environmental damage due to the unplanned development.
The purpose of this thesis is to suggest the development strategies of the garden housing site based on the market demand analysis. From the empirical study of the thesis, the garden housing site development in daegu metropolitan area are expected to be a failure because of the lack of the market study. The garden housing developrment conducted so far are far short of the proper strategies in terms of the~ establishment of development concept, site selection, site and housing(building) design and Marketing. From the empirical study of the thesis, we developed the following garden housing site development strategies,
First, the development concept should be focused, on the market demand and community building.
Second, community infrastructure facility and common facilities should be provided through the large-scale site development.
Third, Garden housing sited should be located with 1-hour commuting distance from the central city. The natural surroundings of the sited should be located near the mountain or lakes.
Fourth, Community building concept should be applied in the site design.
Fifth, It is desirable to build house which is marketable and demand-oriented. The marketable housing characteristics are the lot size 100-150 pyung with 30 pyung building area, and building structure is either lumber housing or log-housing.
Sixth, it is required very elaborately marketing strategies such as the pricing strategies and market segmentation strategies and so on.
