This research begins with the premises that particular socialities are reflected in spatial order, and that physical configuration gives the elements of space the relational meanings and describes intrinsic sociality of space.
From this, an attempt is made to analyse the syntactic characteristics of streets in terms of Space Syntax Model which is a methodology used to give quantitative descriptions of urban space ; to analyse statistically the relationship between spatial configuration and function focused on the location of commercial use in Changwon city's detached houses area.
The procedure of research is three-fold :
First, dividing the structures of streets into three types of grid, loop and irregular pattern, and calculating the syntactic characteristics of Integration Value, Control Value, Connectivity and Intelligibility based on axial-map in order to analyse spatial properties of each pattern,
Second, creating GIS data on land-use types at each parcel and querying the number and density of commercial use at each street,
Third, comparing the quantitative syntactic characteristics to the number and density of commercial use statistically by simple correlation, and putting results of each step together.
The results of this research can be summarized as follows;
First, the correlation coefficient is remarkably high especially with Global Integration value at r=0.801 p<0.001, Connectivity at r=0.806 p<0.001, and Local Integration value at 0.726 p<0.001. The findings show statistically significant effects of spatial configuration on patterns of space use.
Second, the degree of correlation is various in each pattern. The global measure as well as a local measure plays an important role in determining the location of commercial use in grid pattern, local measures in loop pattern, and only global measure in irregular pattern.
Finally, the correlation value is in proportion to Intelligibility Value. This means that the more intelligible spatial configuration is, the more systematic land-use pattern is.
Consequently, it is recommended for configuration of streets to constitute more intelligible spatial structure to systematize land-use pattern and support zoning regulations in planning residential areas.
In addition, residential environment is protected against proliferation of non-residential uses by means of flexible zoning with syntactic characteristics of streets using Space Syntax in managing residential area.
