道路建設에 따른 土地利用 및 地價變化 = (The) Fluctuation of Land Use and Land Price according to the Road Construction

Human beings cannot exist out of land. That is, human beings need some space, which is called land, on which man's life itself as well as man's activities of production and consumption must be managed.
Since the mid-1960s, land prices have increased rapidly. The land price is the outcome of the interaction of all the related socio-economic phenomena on the land surface. Especially, road construction is major cause of the rapid increase of land price.
Therefore, the purpose of this study is to find the influence of road construction to fluctuation of land use and land price.
For this purpose, this study analyzed the influence of road construction to fluctuation of land use and land price through the analysis of standard land publicly announced land price and individual publicly announced land price.
The results of this study through analysing standard land publicly announced land price and individual publicly announced land price are as fellows;
First, the rate of land use in the road passed is transformed according to road construction. That is to say, the active transformation of land use in road passed area id expected continuously.
Second, rate of land price increase in the road passed area is higher than the rate of land price increase in other area. This means that road construction had a positive effect on the land price.
Third, accessibility improvement according to road construction had a biggest effect on the land price.
The land price is influenced various and complex factors. According to the result of this research, road construction is proved the one of the major factors influenced land price.
