Republic of Korea(hereinafter: South Korea) is currently in the process of transitioning into a multicultural society. Depending on the perspective, some may even argue that it has already become a multicultural society. Before the 1990s, South Korea was a country of emigration, but by the late 1980s, it began to transform into a country of immigration. This change was related to the implementation of policies to bring foreign workers to solve its labor shortage at the time. As such, South Korea began to take on a new appearance. Today, numerous foreigners choose South Korea as an attractive destination for purposes such as work, study, and marriage each year. People of various nationalities, including those from China, Vietnam, Thailand, and Uzbekistan come to South Korea for its relatively better economic conditions and well-developed social infrastructure. As of 2024, there are 1,488,353 registered foreigners in South Korea.
In terms of their distribution, Gyeonggi-do(Province) has the largest number of foreigners (with 467,398), followed by Seoul (with 265,544). On the other hand, Seoul has the highest population density of immigrants. In terms of the Vietnamese population by density, Seoul again ranks the highest. As of 2024, there are 27,032 registered Vietnamese foreigners living in Seoul, making them the second largest group of foreigners, only after the Chinese. This underscores the necessity of the research on the residential choices of the Vietnamese people. With the increase in foreign population, much research has been conducted on topics that are related to foreigners, such as multiculturalism, migration policies, and residential environments. While detailed studies are being conducted for each immigrant nationality, there is relatively little research on residential ares of the Vietnamese people. Moreover, despite the large Vietnamese population in Seoul, there is no “Vietnam town.” Therefore, the purpose of this study is to investigate the factors that influence the residential choices of Vietnamese people living in Seoul, and to identify the landscape characteristics of their concentrated residential areas.
This study utilizes statistical data analysis, Geographic Information System (GIS), field research, and a survey in order to analyze the aforementioned factors. First, GIS was utilized in order to look at the distribution of Koreans and the Vietnamese in the city, so that the distributive characteristics of the Vietnamese people could be clarified. Field research was conducted to gain a deeper understanding of the characteristics of Vietnamese residential areas in Seoul. Finally, an online survey was conducted targeting 104 Vietnamese individuals residing in Seoul with diverse backgrounds in criteria such as occupation, age, and length of stay, via platforms such as Facebook, and Kakaotalk. Regarding the places of residence, the survey was structured to distinguish between the current and future places of residence to conduct an in-depth investigation of the factors that determine the residential choices. Regarding the current places of residence, the survey identifies which factors were considered important at the time of selection; for the future places of residence, it identified the problems with the current place of residence that prompted the decision to move, and the preferred future place of residence.
The study’s result confirms the tendency of Vietnamese to reside in large cities, much like Koreans, through GIS analysis and surveys. This is because their reasons for living in South Korea are primarily economic, therefore they favor the cities with abundant job opportunities. In Seoul, the Vietnamese, similar to Koreans, tend to be heavily concentrated in downtown areas.
Through the field research, the following characteristics of Vietnamese neighborhoods could be identified. First, areas with large Vietnamese populations are not necessarily areas with large number of facilities for Vietnamese people, such as Vietnamese restaurants, shops, and supermarkets. Second, areas with a high concentration of Vietnamese people tend to have very convenient transportation and also have many elementary, middle, high schools, and universities nearby. Third, in areas with many Vietnamese restaurants, supermarkets, and shops, these facilities are not clustered together, but are dispersed throughout the area. These characteristics explain why it is difficult for “Vietnam town” to form easily in Seoul.
The survey reveals that Vietnamese people consider transportation convenience, housing cost, the distance to work or school, convenience facilities, and safety of the neighborhood, respectively in order of importance, when choosing a place of residence. To the contrary, the Vietnamese people consider the existence of Vietnamese community, amenities for Vietnamese people, proximity to family, relatives, and friends, respectively in the order of less importance, to be less important when deciding the place of residency. This explains why there are no homogeneous cultural group places like “Vietnam Town” in Seoul.
