Housing serves as a shelter from external dangers as the minimum space for a decent human life, and it can be said to be an essential space for a stable life in the long run.
In modern society, the occupation of houses is largely divided into rental and owned. Among them, many households especially want to own homes for housing stability.
Since a few years ago, the newly coined words "House Poor" and "Rent Poor" have often been mentioned on the air and the Internet. "House Poor" means a household that owns a house but lives in poverty due to interest burdens from excessive loans, and "Rent Poor" refers to a household that lives without composure due to high housing rent or repayment of loans to finance lease deposits.
The reason for the emergence of such a new term may be that it is never easy to rent or buy a comfortable and livable house to some extent at the current level of household income for ordinary people. Even if they try to take out loans from financial institutions for housing rental or purchase, they may not be able to get as many loans as necessary due to regulations such as restrictions on loan limits, and even if they are taken out with difficulty, paying back the principal and interest of their loans every month will be a big burden to the household economy.
For this reason, there is a local housing Association system that emerges as a way for ordinary people without homes who are unable to afford their own homes to come up with housing at a slightly lower price.
Under the Housing Law, housing Associations are divided into local housing Association that meet certain qualifications and requirements as members, workplace housing cooperatives where workers working at the same workplace become members, and remodeling Association due to aging buildings, among which the local housing Associations are currently overhauling the most active cooperative system in which people living in the same area jointly pay for land purchases and construction costs.
The local housing Association has the advantage of having lower sales prices compared to ordinary apartments as the members themselves become business entities to jointly pay for the construction of apartments and share business profits, but the reality is that the project itself has failed due to legislative flaws or good-will members suffer economic damage. Therefore, in this study, we will examine the problems of the local housing cooperative system and the overall housing Association project and seek ways to revitalize them.
