Currently, South Korea has begun to reach the Urbanization phase as the contemporary industrial civilization was introduced in the nation after 1876 when Incheon Port was opened. Urban areas rapidly grew in the 1970s across the parts of this country. As a result, Seoul metropolitan cities have now become one of where population is the most highly dense. However, buildings such as houses and apartments constructed in the 1970s have now been redeveloped and reconstructed after some 4 decades since then. The things make it inevitable to destruct the established buildings, driving residents out of their residential houses. Against the backdrop, the purpose of this research study is to improve the random development of buildings, enhance human beings' living quality, neighbors' community sense, and reinforce human beings-centered community so that these problems could be addressed. To achieve the purpose, this study presented the methods for regenerating houses congested at small housing areas. The concrete research scopes can be summarized as follows.
First, it is found that through precedent studies, a great deal of research have now still been made about facilitating community, renewing urban residential areas, classifying community facilities.
Second, this study made the theoretical consideration for the research by identifying the concepts of urban regeneration and the renewal of urban residential areas, and by dividing the types of urban regeneration into 1)the object of urban regeneration, 2) approach method of urban regeneration, 3) roles of public sectors for urban regeneration. Through techniques of the regeneration of urban residential areas, redeveloping buildings was being in progress, classifying redevelopment types into 1)redevelopment by destructing, 2)redevelopment by improving, 3)redevelopment by reclaiming, 4)redevelopment by conserving. Yet, the current urban regeneration is being carried out, mainly focusing on redevelopment by destructing. It is confirmed that through the consideration of the cases of urban regeneration, Korea can regenerate urban residential areas in various ways.
Third, this research study made the consideration of the precedent study in Chapter 1 to classify community facilities into key-industry facilities, public facilities, residental welfare facilities, convenient facilities and redefine sub-factors as well, as a part of a bid to understand the current status of houses congested at small housing areas in Seoul cities. To do it, this study conducted a survey of the congested areas of one or two- member households designated in Urban Regeneration Strategy Planning, Seoul, 2025, investigating the current state of the areas around Hongik University, Shilim-dong Goshicheon, and Seongnae-dong, finding and considering problems with these areas.
Fourth, this study was meant to provide the methods for renewing houses congested at small housing areas, with the aim of undertaking the local improvement-model regeneration as far as town programs and interior buildings are concerned. And thus, this left special facilities, for example, clinics, hospitals, pharmacy stores, welfare centers, health centers, excluded out of the criteria of the renewal. In this regard, this research study reconsidered better renewal methods, collecting various and comprehensive national and international cases based on the four facilities mentioned above, to make alternatives to problems with each facility.
Lastly, it is required that local residents should assume the role as voluntary participants to make their areas self-regenerated. To study cases of building multiple areas and towns, architecture and urban experts must focus on making a great deal research and design of areas and towns, instead of designing and inspecting for the sake of their private interests, in order to enhance public interests and life quality. Public institutions and agencies ought to plan not performance-directed temporary project by public recruitment method but the sustainable development of housing project. In addition, they must abandon their attempt to complete the project of constructing towns and areas in short terms and promote the plan of maintaining such a project from the long-term perspectives by providing various institutional supports and encouraging local residents to engage in the relevant project, rather than exclusive supports at discretion.
In this vein, this research study understood the present status of houses congested at small housing areas to provide the methods for regenerating those residential areas. If the relevant complex factors are lured and local citizen community actively engage in such a project of renewing residential areas and public institutions and agencies support key-industry and resident available facilities, instead of focusing solely on physical urban regeneration, the ultimate goal of urban regeneration would be attained. Considering it, this research study is of significance in that this presented the methods for the complex concepts-based urban regeneration, not merely physical urban regeneration.
