서울시 상가 권리금 가격형성 영향요인 분석 = A Study on The Affecting Factors of Retail's Goodwill in Seoul Area

The purpose of this dissertation is to analyze the affecting factors on the formation of goodwill in retail stores according to the type of goodwill and to express the extent of prevailing factors influences.
In this paper, sixteen factors are selected as independent variables to be considered affecting the goodwill from the leasing data for commercial building survey in Korea Appraisal Board. Logistic regression was performed for the presence or absence of goodwill as a dependent variable to analyze the influences and factors affecting the probability of existence or absence for goodwill.
In addition, multiple regression analysis were performed as a dependent variable divided into two types, wholesale and retail, accommodation and catering, for goodwill. Suitable regression model was compared how the differences influence factors and influence on goodwill
varies according to the kind of business. And statistics significance was verified through model diagnostic.
