아파트 경매의 가격결정특성 분석 = An Analysis on the Price Determinant Characteristic of Apartment by Court’s Auction

국문 초록 (Abstract)

이 연구는 한국 법원의 경매를 통해 강제 매각되는 아파트의 가격 결정요인을 분석 하는 것을 목표로 하고 있다. 부실채권과 채무 지불에 대한 경매는 서울특별시 관할권을 가지고 있는 5개의 법원에서 결정된다. 케이스는 2011년 9월 417개의 경매사례를 가지고 분석하였다.
경매특성과 부동산특성이 경매를 통개 매각되는 아파트의 단위면적당 매각가격 영향을 미치는지 분석하였다. 2금융과 유동화가 매각가격에 미치는 영향을 분석하였다. 경매의 특성변수와 경매와 부동산 특성이 결합된 변수를 2가지 모델로 구분하여 비교분석하였다.
연구 결과 경매의 특성 중 말소권리금액이 단위면적당 매각가격에 가장 큰 영향을 미치는 요인으로 분석되었다. 경매의 특성과 부동산의 특성이 개별적으로 단위면적당 매각가격에 영향을 미친다. 두 특성의 결합으로 경매로 인해 매각되는 가격결정요소의 설명력을 높였다. 부동산특성에서는 전용면적이 넓고 경과년수가 많이 지난 부동산일수록 낮은 가격에 낙찰될 수 있음을 알 수 있다. 경매의 특성 중 채권자가 2금융인 경매가 매각가격의 하락에 영향을 주고 있음을 알아냈다.

The combination of two characteristics is increased the auction bid price determinants. Real estate characteristics in the exclusive area is large with many years elapsed real estate was bid for a lower price. The auction characteristics of the creditors of the nonmonetary institutions auction bid price has an impact on the rise.
