국내 단독주택 리모델링 공사의 활성화를 위한 설문조사 연구

Detached house of our country has increased dramatically by the urbanization and industrialization since 1970s. Until 1980s, New construction was the Mainstream of that time. After that, in 1990, except the new construction to the independent house site of the new town housing site development district, reconstruction became more important than new construction in the domestic construction market.

During that time, the construction market and Housing market were focused on quantitative supply, and let huge amount of residential and non-residential buildings reached completion phase. now, reached the point of focused on the qualitative.

However, Remodeling enterprise has high growth potential , but Social, institutional , economic and technical factors causes the remodeling activation became more difficult. Therefore, in this study , about remodeling theoretical investigation and domestic remodeling present condition and the actual condition presents the problem lead. Reviews the remodeling activation plan which is proposed to existing , also Presents a fundamental data for Detached home remodeling activation of domestic.

first. the results of surveyed about Detached house residents of Daegu Metropolitan City Dalseo-gu, shows that residents of Dalseo-gu want to remodeling their house.

Second, through the result of the survey, The general opinion of detached house residents are feeling the fact about necessity of Remodeling due to the reason of institutional civilization system, enforcement coat problem, cost of money charge and social recognition insufficient.

Third, the related legal system which is systematic must be prepared . Not only Building law and relevant law revision and Mitigation, But also for the remodeling activation which is substantial specific standard and process have to be completed .

Fourth, The living environment improvement satisfaction which Depended to remodeling can't be formed without Economical efficiency. This was remodeled raising demand self efficiency for remodeling, and many other questions can be done relieve answers which will be remodeled to raise awareness about the opportunity of change.

Fifth, the effective research for the proper remodeling construction skills of housing and the time of remodeling execution prime cost database plan for activation of detached house remodeling. all of them can be sees as a plan which could increase the economic profitability and residential satisfaction to determinedly in remodeling market of detached house.

Based on the results of this study. At the time of domestic detached house remodeling application . the result of this study can be used as the Basic data .

국문 초록 (Abstract)

우리나라의 단독주택은 1970년대 이후 도시화 및 산업화의 진전에 따라 급속도로 증가하여 왔다. 그 시대적 변화 형태는 19880년대 까지는 신축이 주를 이루는 시대였고 그 이후 1990년대에는 신도시 택지개발 지구의 단독주거용지에 신축을 제외하고는 신축보다는 재건축을 중심으로 현재까지 국내건설시장을 중심으로 형성되어 왔다고 볼 수 있다.
그동안 양적인 공급에 치중하던 우리나라 건축시장 및 주택시장은 상당한 비중의 주거용 및 비주거용 건축물이 완성단계에 이르러 이제 질적인 측면에 대한 배려가 필요한 시점에 도달하였다.
하지만 리모델링 사업은 성장잠재력이 높은 사업임에도 불구하고 사회적, 제도적, 경제적, 기술적 요인 등으로 리모델링 활성화에 어려움들이 있다. 따라서 본 연구에서는 리모델링에 대한 이론적 고찰과 국내 리모델링 현황과 실태를 통한 문제점을 제시하고, 기존에 제안된 리모델링 활성화 방안을 검토하여 국내의 단독주택 리모델링 활성화 될 수 있는 기초적 자료를 제시하고 한다.
첫째, 대구광역시 달서구의 단독주택 거주자를 대상으로 설문조사 한 결과, 리모델링에 대한 의사가 높게 나타나 있으며 적극적인 개·보수 즉, 리모델링을 원하고 있다.
둘째, 설문조사의 결과 단독주택의 거주자의 일반적인 의견은 제도적인 문제, 시행상의 문제, 금융비용 부담, 사회적 인식 미흡 등의 사유로 리모델링에 대한 필요성은 느끼고 있으나 꺼려하고 있는 것이 현실이다.
셋째, 해결하기 위한 방안으로 체계적인 관련 법령 등 제도가 정책적으로 마련되어야 하면, 건축법 및 관련법 개정, 완화 규정 이외에도 실질적인 리모델링 활성화를 위해 구체적인 기준 및 절차 관련 제도 보완되어야 한다.
넷째, 리모델링에 의한 주거환경개선 만족도는 경제성을 무시하고는 성립되지 않는 것이다. 이는 리모델링 실수요자가 제기하는 리모델링에 대한 효율성 등의 많은 의문점을 일소 할 수 있는 답안이 될 것이며 리모델링에 대한 인식변화의 제고 계기가 될 것이라고 본다.
다섯 째, 주택의 적절한 리모델링 시공기술 적용 안에 대한 효과적인 연구 및 단독주택 리모델링의 활성화를 위한 리모델링 실행 시 원가 데이터베이스 구축 방안 등 단독주택 리모델링 시장에 경제적 수익성, 주거환경만족도 증대 모두를 확고히 할 수 있는 방안이라고 본다.
본 연구의 결과를 바탕으로 향후 국내 단독주택 리모델링 적용 시 활성화 될 수 있는 기초적인 자료로써 활용될 수 있을 것이다.
