Due to rapid industrialization and urbanization, birth rate of the modern society is gradually decreasing and an aging population is increasing. Furthermore, the development of science and advanced medical technology has prolonged the life expectancy of the people, which brought a growth of the older population. In the past, it was taken obvious to support and care for elderly as an obligation of their children. But as industrialization of the society and an increase of nuclear families changed the traditional family structure and women’s social activities augmented with improved education level, it has become more difficult to support and care for senior citizens.
With changes in the environment, senior citizens are undergoing a transformation of consciousness to live with their own solution than to live with their children. Contemporary senior citizens have positive and open views to live more than happily and independently of their children after the retirement with enough economic power.
The generation waiting for retirement in tens of years is also effectively investing for the preparation and is dreaming of retirement independent on their children.
Seniors and the elderly have become interested in senior housing that is appropriate for their lifestyle to create comfortable and secure retirement.
For a residential area that they are to spend a lot of time in their old age, there is a need for research on residential properties, environment, and a direction for the future in any changes and development should be suggested. To provide a way to satisfy the needs of the senior population and to improve quality of life, this study suggests a direction of the senior housing.
In this paper, we reported the willingness of the elderly as well as the older adults (seen as preliminary consumers) on the use of senior housing and analyzed the difference by individual characteristics. It was learned about that which factors determine the use of paid senior housing and the priorities of those factors were found and analyzed of the relationship between. In account of many previous studies on social welfare or health and architectural design, this paper was organized in the aspect of the Real Estate for configuring the questionnaires.
The importance on decision-making factors of willingness in paid senior housing was examined in 5 following factors, facility factors, location factors, economic factors, operating factors, and social factors. Through the analysis of these factors, again it was divided into sub-categories of operating expertise, location convenience, facility, society, and economy. By multiple regression analysis, the relations between factors influencing the willingness in use of paid senior housing were evaluated and it was found that those factors give positive (+) results in operating expertise, location convenience, facility, society, and economy.
The results from this study show that all of the factors give positive impacts on the willingness in use of paid senior housing in an order of operating expertise, location convenience, facility, society, and economy. And among those factors, operating expertise and location convenience were greatly affective as decision-making factors in relation.
