부동산중개업자의 직업윤리에 관한 연구 = (A) study on the professional ethics of realtor

Real estate offers human beings everything to maintain human life and accepts everything from human life at the same time. And also it is a space to sustain the growth process of the human beings and then makes them can construct life, create culture and manage life on it.
Today, the Society is complex and diverse elements are combined with the interaction of several social phenomena. Real estate in terms of technical, economic and legal phenomenon has specific and humanitarian characteristics simultaneously. It is very important fact that ethical issues from each sector of society or social activities is so fast paced as modern society is changing rapidly. As an industrial aspect, when the environment of the real estate business of Korea compared with that of other developed countries, it has vulnerability. Here are several causes but the main factor is the negative vision of the social aspect as a matter of the ethics against the Realtor.
When the importance of the Real estate business increase then the importance of Realtor's importance who serves the services of mediation and protects the property rights in the heart of the mediation will also increase together.
This study of the professional ethics of the Realtors is expected to contribute for the job activities of them with emphasizing the importance of the professional ethics as well as theoretical academy.
And also, it will be considered about the general trends of the Realtors in the society and found out the impactive variables on the necessity of professional ethics. It will be also discussed that the ethics of the Realtors as a specific professional worker. The rules and the laws about the ethics of the Realtors will be arranged concurrently.
In addition, the target of this study is the discover not only the problems of the real estate business which should be improved in the future by considering about the social responsibility and the professional ethics but also the practical alternative proposal
To achieve the purpose of this study, literature as a way of the theoretic was examined and empirical Research through surveys had been proceed in parallel. The details of which is as follow:
First, the Realtors' current status, it was applied that the domestic related books, research papers, the government data of the research facility, statistical data, the newspapers and the magazines of the various group etc.
Second, for the theoretical consideration of the Realtors' current professional ethics and the necessity of the professional ethics, the preceding researches and theoretical facts based on the domestic and external relation books, and research papers was applied.
Third, this study decided variable for the necessity of the Realtors' professional ethics based on theoretical reflections, set up the model of research and described the measurement tools and analytical method.
Fourth, the research issue was set for empirical analysis based on collected data and through the statistical hypothesis test, the research issue for the empirical analysis was set based on the result data. Then the practical solution was indicated for improvement of Realtors' professional ethics.
As the way of research, the Cronbach Alpha Coefficient and explorative data analysis was applied for this study in order to verify the professional ethics' confidency and validity, first. second, After operating Student's t-test, one-way ANOVA for finding away the relations of the demographic characteristic for the professional ethics type, the residential real estate and the unique of intermediation, Duncan’s multiple range test tried for expost verify. Last, to grasp the impact of the specific of professional ethics on the necessity of it, the necessity as a dependent variable and the specific as a independent variable applied multiple regression analysis.
The Realtors as a professional are required a highly professional ethics as well as specific qualification.
The result of the work, the professional ethics consists of the service ethics, the organization ethics, the employment ethics and the publics ethics.
Most of the Realtors regarded the service ethics as the most important factor and the publics ethics as the lowest, comparatively. Because the income more depends on it than other services.
As the conclusion, the relation of Professional ethics based on the types of social demographic and residential real estate are as follow:
The first, the service ethics and the organization ethics are more pursued by the group of forty years or older than that of under forty.
The Second, the employment ethics is more pursued by the group of men than that of women.
The third, the public ethics is more pursued by the group of men than that of women. Through this result, it is concluded out that men useful make efforts to use spare time for learning skills, technology or useful things which will help their real estate business.
The fourth, the service ethics, the organization ethics and the public ethics turned out the important factor that they are more pursued by whom possessed a residential real estate. It is noticeable because possession a residential real estate is a very important variable for the professional ethics statistically.
Depending on the type of professional ethics, the specific in the real estate business exposed out as follows:.
First, the public ethics is more pursued by the licensed Realtor or the land Realtor than by the non-licensed or the house Realtor comparatively.
Second, the private Realtor are more willing to pursue the service ethics, the organization ethics and the employment ethics than the joint management agencies comparatively.
As the conclusion, searching the impactive variables on the necessity of the professional ethics, the more Realtor pursues the public ethics willingly, the more he recognizes the necessity of the ethics of professional. And at that the license and the experience all are very impor
