교육환경이 아파트 가격에 미치는 영향에 관한 실증적 연구 : 서울시 8학군, 4학군, 2학군을 중심으로 = A Study of the Influence of Education Environments on the Apartment Price : Focused on the 8th, 4th, 2nd School District System in the Seoul City

국문 초록 (Abstract)

본 논문은 교육환경의 차이가 아파트가격에 어느 정도의 영향을 미치는 가에 대하여 연구하였다.
우리나라의 교육환경은 학군제의 영향을 많이 받으면서 형성되었고 특수목적고, 사교육시장 등으로 지역별 차별화가 진행 되었다.
이러한 교육환경의 차이는 결과적으로 학군별 명문대학의 진학률의 차이로 나타나게 되고 주변지역의 아파트가격을 높이게 된다.
세계적으로 높은 교육열을 보이고 있는 우리나라에서 교육환경 특히 명문대 진학률이 높은 학군에 대한 주거선호도는 높아질 수밖에 없으며, 이러한 높은 주거선호도가 당해 학군지역의 아파트 가격을 상승시켜 왔다는 것은 상식에 속하는 일이다.
그러나 이러한 현상이 세계적인 경기부진으로 부동산 경기라 침체된 현재도 통용되는 진실인가 확인되지 않았으며, 교육환경의 차이는 아파트 가격에 미치는 영향이 어느 정도 차이가 있는지에 대한 연구는 없는 실정이다.
본 연구결과, 교육환경 요인이 아파트 가격에 영향을 미치기는 하지만 크게 미치지 않으며, 오히려 정부의 주택개발정책 이슈 즉, 재건축에 대한 규제 완화, 뉴타운 건설과 같은 요인에 의하여 더 큰 영향을 받는 것으로 나타났다. 이것은 교육환경이 큰 영향을 미칠 것이라고 하는 상식을 깨는 것이다.
그러나 이러한 분석결과가 ‘74년부터 실시되어온 학군제를 포함한 특수목적고, 명문대학 진학률과 같은 교육환경의 영향을 전적으로 부인하는 것은 아니다. 교육환경 요인은 아직도 미약하기는 하지만 아파트 가격에 영향을 미치는 중요한 요인 중의 하나이며, 생활환경 요인보다 중요한 요소로 남아 있는 것으로 나타났다.
특히, 8학군, 4학군, 2학군 등 학군별로 영향을 미치는 요인 및 정도가 다르다는 것을 확인한 것은 중요한 성과이다.

다국어 초록 (Multilingual Abstract)

This study has been carried out to find how much the difference of education environment in school district system of Seoul City could influence the price of the apartment. The education environment of Korean society has been gradually formed according to the introduction of school district system in 1974. Futhermore, the difference of the education environment has been strengthened and widened by the introduction of the special purpose high school system and the development of private education market. These difference of the education environment have produced the different entrance rate of each school district to universities of high reputation, consequently enhanced the price of the neighboring apartment.
In fact, it is the common knowledge that the high level of education environment of any school district including the high rate of entrance to the high reputed university has inevitably enhanced the preference of residence of that area, in turn raise the price of the apartment in Korean society, especially in Seoul city famed with a highest passion for education.
However, it is not evidenced if this phenomenon is still true or not, even in the present time stagnated with the global econmic depression. And there has not been stduied to investigate the degree of influence of the different education environment to the price of the apartment
In order to verify the circumstance above mentioned, three of school districts, such as 8th, 4th, 2nd school district showing most eminent difference in education environment in Seoul City were selected and questionnaired to the residences of those school districts.
The result of the analysis shows that the education environment factor affects the price of apartment, but its effect is not so important as we conceived. thar is the education environment factor is not the most important factor but indirect and insignificant factor the price of apartment.
Instead, nowadays the price of apartment is determined by the government house development poliay such as mitigation of regulation, construction of the new Town rather than education environment.
It denies the common sense of believing education factor is the determinant factor to the price of apartment.
Nevertheless, it can not be completely denied the influence of the school district system begun by 1974 and special purpose high school, the entrance rate of high reputed university to the price of apartment. The education environment factor is still important factor even if it is week, and more important than that of life environment factor.
Especially, it would be very Valuable out come that we find out the factor and degree of influencing the price of appartment is different according to the each school district area.
