The absence of a model for the housing market that reflects the common features of the domestic housing market such as the Chonsei contract system, the expected price, and the likelihood of actual price above expectation, brought forth major limitations in analyzing the housing market. In order to supplement such limitation, the housing service market was classified into owner-occupied housing service market and rental housing service market based on the basic theories of the housing service market, and a model for housing service market that is able to reflect the above mentioned features was established.
The main characteristics of the established model for the housing service market are as follows: first, the demand of the owner-occupied housing service is composed of elements that are identical to the demand of the rental housing service. In addition, the model is able to take into account the psychological factors of consumers and the excess return. Second, when the supply of entire housing service are fixed, the equilibrium rent is determined by the demand of owner-occupied housing service and rental housing service, and the amount of supply of housing service in each market is allocated. Third, from the perspective of the owner-occupied housing service market, the drop in interest rates and the rise in the expected growth rate of housing price increase bring about reduction of ownership costs, and vice versa (the rise in interest rates and the drop in the expected growth rate of housing price increase brings about the increase in ownership costs). Fourth, as user costs, the imputed rent is like the cost that is incurred when one owns a house other than the one he/she lives in. As this is the minimum rent one must receive from the tenant, it is influenced by interest rates and the expected growth rate of housing price.
Therefore, before carrying out the empirical analysis on the established model for the domestic housing service market, verification of the expectation hypothesis applicable to the domestic housing market was implemented. With regards to the verification of expectation hypotheses of the domestic and the overseas housing market, the common hypotheses such as the static·adaptive·rational expectation hypothesis and the various expectation hypotheses introduced in the research of Jong(1988) were applied. The result of the verification manifests that the autoregressive expectation hypothesis and the rational expectation hypothesis were accepted in the Seoul apartment market.
From the results of the empirical analysis that includes the expected price, the following results were obtained. The effects of the psychological factors of consumers and the rate of excess return change regarding the change rate of sale price and the change rate of Chonsei price were found to be similar. The change in the psychological factors of consumers and the excess return bring about service the change in equilibrium rent along with the change in the demand of owner-occupied housing service and the demand of the entire housing. This empirically shows that the amount of supply of owner-occupied housing service and the rental housing service is being reallocated in the new equilibrium rent.
The results of the empirical analysis validate the process of change of the following housing service market. Since the change in the demand of owner-occupied housing service or the rental housing service leads to the change in the demand of the entire housing service, it changes the equilibrium rent of the housing service. The housing cost of each submarket is determined from the level of the changed equilibrium rent, and the supply of housing service among the submarket is reallocated. The changed equilibrium rent is observed as the change in sale price and the Chonsei price in each submarket. Therefore, the change in the sale price and the Chonsei price is determined by the change in the demand of owner-occupied housing service and rental housing service as well as the reallocation of housing service supply among the submarket.
