Traditional markets have been reduced in number!!! Rice stores, briquette stores, socks stores, bookstores, and small groceries have gone into the backstage of the times and it is hard to hear the title of “our warmhearted neighbors”.
This study tried to investigate how traditional markets in the center of a city were born and how they have changed, focusing on the case of the Joongang Market in Seoul. Through our findings, the study aims to provide an opportunity to persons in charge to receive new recognition when they remodel or rebuild traditional markets in the center of a city.
The subject area for this research is Hwanghak-dong in which entire parts are designated as commercial zones. In Hwanhak-dong, there have been risings and fallings of various traditional markets such as rice and grain markets, flea markets, food markets, mother-of-pearl furniture and craft stores, used machine shops, archaeological woods shops, and kitchen furniture and utensils shops, which was very unique in Korea.
As for the changes in urban rebuilding/redevelopment projects, most residents of 260 households in Daerim Acroville that is an apartment complex where residential houses and commercial stores are combined together and built in the area of a former mother-of-pearl craft and furniture shopping mall at 2523 Hwanghak-dong, completed their moving in. But there remain unsold commercial stores in the complex and that gives a bad influence on other nearby commercial zones. In addition, the Hwanghak-dong Lotte Castle Apartments located near Chongyechon Stream was built for double purposes of residential areas and commercial shopping centers. 1,500 households of large-sized apartments and 360 SH rental households completed their moving in there and maintains a clean residential environment. Nonetheless, due to the unsold commercial stores in the complex, it will become slums as time goes by. Before the redevelopment project, there were commercial shops and street stalls (flea markets) harmonized together in the district and it was always crowed by visitors, which had great influence on the community economy due to the harmonized co-existence of residents and merchants.
Thus, the merchants in the community are demanding to recreate commercial zones while the high and middle class residents who had moved into the apartments strongly objected to the revival of street stalls through united protests to protect their properties. From these aspects, it seems that the government policy to achieve double effects is unlikely and thus should be reconsidered.
Chapter 2 reviewed the governmental supports and systems for the activation of traditional markets based on such purpose and investigated what alternatives and problems were presented by previous researchers.
Chapter 3 reviewed the history and the facts and figures of the Joongang Market in Seoul and the changes in rice and grain markets, flea markets, food markets, mother-of-pearl furniture and craft stores, used machine shops, archaeological woods shops, and kitchen furniture and utensils shops. It investigated changes before and after the modernization project of the Joongang Market in Seoul and opinions of merchants on the redevelopment plan through interviews with them.
In Chapter 4, the study investigated the current state, future plans and hopes of merchants in depth through 1: interviews with them on the changing trends and reasons for change in the Joongang Market and found out the problems as well.
Lastly, as for the suggestions in this study, the following are desperately required. First, innovation of a consciousness structure for merchants and discriminated support accordingly; second, activation of merchants’ organizations in the traditional markets; and third, change in the markets linked to urban plans and support policy.
