Real estate brokerage not only plays a key role in real estate distribution, but also has a function of price creation enabling the normal price of real estate. The calculation of price of real estate is done by demand · supply in the real estate market as well as through the process of a real estate appraiser calculating its economic value. The price formation in the real estate market is made by a real estate agent adjusting the price between a seller and a purchaser through real estate activities, and the agent plays lots of roles in the consultation process.
Even though a real estate appraiser, in making an evaluation of the same real estate, calculates a price by the evaluation theories and given regulations stipulated in related laws, the real estate may be appraised differently according to selection of the given information. However, a real estate agent, in creating the market price, does not form the price through a certain price or manual but creates a price through a process of a contract by mediating between the price proposed by the sale-requesting person and the one proposed by the purchase-requesting person. Many studies reveal that 60% of real estate transactions in our country are done by mediation of real estate agents. This implies that a real estate agent is most related with real estate transactions of the people, and 'the market price" is formed through such transactions. Accordingly, a real estate agent is recommended to have specialized knowledge of the real estate market, a sense of responsibility for market price formation and a high-level of occupational ethics. Especially, it is considered very important even in studying the nature of the market price to determine by what kind of basis a real estate agent contributes to price formation.
This study aims to determine whether a real estate agent, in intervening with the trade between the seller and the purchaser as a price mediator, proposes an independent market price by considering comprehensive situations including his/her expert knowledge, or a price on which a deal is likely to be made depending on previous trade prices.
This study used a null hypothesis, because, as a result of a behavioral investigation about the proposal of the potential transaction price by a real estate agent in the real estate market, there was no statistical significance between the potential transaction price of the experimental group which proposed information on recent transaction examples and those of the control group which proposed general information on the real estate offered for sale. So to speak, it can be known that a real estate agent proposes the potential transaction price independently in consideration of the individual information of the real estate offered for sale and market situation when proposing the potential transaction price. Such results are caused by the fact that the real estate agents engaged in real estate industry are highly educated people and their age becomes younger. Therefore, consistent efforts are made for raising the disposition of the real estate agents engaged in real estate brokerage, the social recognition level has yet to be increased. Social recognition of a real estate brokerage should be changed, but first of all, it deems necessary to enact laws for the right of a real estate agent.
