Real-estate is important economical property and supply basic ground to live a man’s life. But in Korea traditionally due to the limited land resources, land owners cannot satisfy with their desire to possess the land. So non-separation of ownership of land and the use causes lot of problems of real-estate.
At present in 2008, followed by kickoff of new government, however real-estate was largely focused, but effect of global economy crises and inland regulation of real-estate faces more difficult situation. Nevertheless, apart-type factory business is growing yearly. In the past of industrialized times, once manufacturing industry covered with major role, getting into a out of industrialized times, due to the pollution and high land payment, major role was diffused to the outside of city. Outer-effect which is coming from location in city, despite of high-land payment, a lot of small and medium sized companies are manage to live and based on a local economy. As for a small and medium sized company which is based on a industry in most of the country, without no exception, in Korea, have a great deal of birth of a new enterprise and cooperation and division of work with a large firm.
But managing the small and medium sized manufacturing company faces a big difficulty. Insufficient capital and having a incapable man resources which is compared with large firm in the insufficientcondition, low level technology, absence of information can be the fatal reason to the small and medium sized company. In accordance, companies have a tendency to integrate to the big city which is abundant of intellectual power. Big city need to be the function to put out new technology, not producing a simple manufacturing goods but focusing on an intellectual elements using R&D anddesign. Now apart typed factory which is supplied to the Seoul area is getting a big role to the means of getting in industry, is raising a prominence of importance in the near future gradually.

This research, in accordance with the stream of times, triedto find a method of stimulating activity through the present condition of apart typed factory development.
For this reason, first of all, through the examination of theory of apart typed factory, assure of basic understanding and through the related law, scrutinize aspect of system.
Through the present government supportsystem and policy, compare with an example of foreign apart typed factory. Also after examining the present condition of apart typed factory in Seoul city and pros and cons of apart typed factory Seongsu-Dong area where this research is major in and reviewing the related condition, scrutinized the scheme of activity. As under this understanding of theory tried to find a solution of present condition of Seoul area apart typed factory and problems and way of improvement.
