This study analyzes Cheongju spatial structure characteristics by land price distribution analysis. Land price in urban areas represents total characteristics of the land such as the physical, social and economical. It represents the comprehensive relationship of all the elements of the urban area. By looking at the temporal and spatial changes, understand the internal structure of the urban area and analyze the urban spatial characteristics and predict the direction of the urban growth.
To look at the temporal and spatial changes of the land price, this study sets the time frame from 1990, when official land price was adapted, to 2009. The analysis was conducted every 5 years; 1990, 1995, 2000, 2005 and 2009. The unit of administrative district of Cheongju was classified in dong or spatial distribution for each analysis. Analysis data of official land price was collected for every administrative lot number, and population density and change was used in this analysis.
This study was conducted to analyze temporal distribution of Cheongju administrative area by literature reviews, previous studies and spatial analysis. To derive the urban spatial characteristics, following four steps were conducted.
First, to analyze the land price distribution, divide Cheongju city into eight spatial distributions. Then with the data, conduct directional and temporal analysis. Second, analyze disparity of the urban area through the land price distribution. Then calculated Gini’s coefficient for each administrative dong, gu and the entire Cheongju city to analyze disparity of the urban area. Third, for increasing land price of the suburbs, this study conducted comparative analysis of the urban and suburb areas through increase rate of the land price. Fourth, using Pearson’s correlation analysis, analyze the relationships between urban distance, population density, disparity of the urban area and the land price. Lastly, based on the previous analysis results, cheongju city’s spatial characteristic is derived connected with the local characteristic, development project, Ginni’s coefficient and population through the land price distribution.
The analyzed contents of this study are the followings. First, by looking at the analysis of Cheongju land price distribution, there is a distinguish increase in land price in the northeast and southeast of Cheongju city having downtown as the center. The land price also increased on the T-shape, the growth axis of the city. As suburbs were developed since late 2005, land price in suburbs increased. Also, for sectors 1, 2, 3 and 4, land price increased not only in urban areas. This can be concluded that the land price increased as the urban development and new core was formed. However, the land price in sectors 5, 6, 7 and 8 was 3 times higher and generally the price tend to decrease as it gets further from the core.
Second, the result of the disparity with the land price shows overall disparity of Cheongju tends to lessen and Sangdanggu had higher disparity than Heungduckgu.
Third, the increase of the land price for urban and suburb areas increased by 12.32 % in 2009 compare to 1990, however, the rate of increase tend to decrease with time. For suburbs, the rate increased were 600.82% in 2009 compare to 1990. This is much higher than the rate increased in urban area and the rate also increased with time. Fourth, with the analyzed data, the correlation analysis was conducted for each analysis element of urban distance, population density, disparity of urban area and land price. The relationship of urban distance to population density and disparity of the urban area showed negative relationships. However, there was positive relationship between the land price and Ginni’s coefficient. Lastly, for analysis of spatial characteristic, land price distribution is closely linked with urban development. For Cheongju’s case, urban development is progressed in the T-shaped development axis for suburbs and these areas are becoming the new development axis which led the increase in land price.
This study used land price to understand the spatial structure of Cheongju city. This study is significant as it researched the actual facts of the land price distribution and presented various sides of information when analyzing the urban spatial characteristic. Also, it is meaningful in urban planning as it can be used when presenting directions for fundamental and actual urban planning or urban development.
