부동산 구매 결정에 영향을 미치는 요인 : 수도권 공동주택을 중심으로 = The factors affecting the deciding factors of the investment in the real property

국문 초록 (Abstract)

본 연구의 목적은 개인투자자가 투자결정을 하는 과정에서 가장 많은 영향을 끼치는 요소가 무엇인지를 도출해 내고 인구통계학적 특성에 따라 어떤 변수와 연관성이 있는지 분석한 후, 분석결과에 따라 부동산 투자자의 목적에 적합한 합리적인 부동산 투자의 방향을 제시하는데 있다.
연구의 목적달성을 위하여 이론적 고찰과 선행연구 분석을 통한 문헌연구와 이에 대한 타당성 여부를 검증하기 위하여 실증적 연구방법을 병행하였다. 분석결과는 다음과 같다.
첫째, 일반적 사항에 따른 부동산 투자결정시 영향요인을 분석한 결과, 성별, 연령, 학력에 따라 부동산 투자결정시 영향 요인이 유의한 차이가 있음을 알 수 있었다.
둘째, 주거 현황에 따른 부동산 투자결정시 영향 요인을 파악한 결과, 주택 평수, 가족 구성원에 따라 유의한 차이가 있음을 알 수 있었다. 특히, 주택 평수에 따른 부동산 투자결정시 영향 요인을 파악한 결과, 자연적 요인로, 경제적 환경 요인에서 차이를 보였다. 가족 구성원에 따른 부동산 투자결정시 영향 요인을 파악한 결과, 사회적 환경 요인, 경제적 환경 요인에서 차이를 보였다.
셋째, 부동산 투자 현황에 따른 부동산 투자결정시 영향 요인은 부동산 투자 횟수, 부동산 투자 관심도, 투자 목적, 자기 자본규모에 따라 차이를 보였다. 특히, 부동산 투자 횟수에 따른 부동산 투자결정시 영향 요인을 파악한 결과, 자연적 요인, 사회적 환경 요인, 경제적 환경 요인에서 유의한 차이를 보였다. 부동산 투자 관심도에 따른 부동산 투자결정시 영향 요인은 사회적 환경 요인, 경제적 환경 요인에서 유의미한 차이를 보였다. 투자 의향에 따른 부동산 투자결정시 영향 요인은 자연적 요인, 경제적 환경 요인, 주택 개별 요인에서 유의미한 차이를 보였다. 투자 목적에 따른 부동산 투자결정시 영향 요인은 경제적 환경 요인과 주택 개별 요인에서 차이를 보였다. 자기 자본규모에 따른 부동산 투자결정시 영향 요인을 분석한 결과는 자연적 요인, 사회적 환경 요인, 주택 개별 요인에서 차이를 보였다.

다국어 초록 (Multilingual Abstract)

The purpose of this research is to draw the factors of the most effects in the process of the investment decision of an individual investor, analyze what kinds of variables and relation they have with according to demographic property, then suggest a reasonable investment direction of real property suitable to an investor's objective in accordance with the results of analysis.
We studied the literature and references through the theoretical consideration and the analysis of precedent research in order to achieve the goal of this research and also used a positive study method in order to verify the propriety thereon. The following is the results of analysis.
Firstly, when we analyzed the factors of the effects in deciding the investment of the real property according to general affairs, we could know that the factors of the influences in deciding the investment of the real property had a meaningful difference according to gender, age and school background.
Secondly, when we figured out the factors affecting the decision of the investment in the real property in accordance with housing surroundings, we could understand that there was a meaningful difference in housing pyungs and family members. Especially, the results of the factors of the influences in deciding the investment of the real estate according to the number of pyung of the housing showed some differences in natural factors, economic environmental factors. When we checked the effective factors in the decision of investment in the real property according to the family members, we witnessed some differences in social environmental factors, economic environmental factors.
Thirdly, the effective factors in the decision of the investment in the real property according to the property investment situations showed some differences in accordance with the frequency of the investment of real property, the interest of property investment, investment purpose, self-capital scale. Especially, when we figured out the effective factors in the decision of the investment in the real property according to the frequency of the investment in the real property, it showed a meaningful difference in natural factors, social environmental factors, economic environmental factors. The factors of the influences in the decision of the investment in the real property according to the interest of the investment in the real property witnessed a meaning difference in social environmental factors, economic environmental factors. The factors of the influences in the decision of the investment in the real property according to the intention of the investment in the real property showed a meaning difference in natural factors, economic environmental factors, and individual housing factors. The factors of the influences in the decision of the investment in the real property according to the purpose of the investment expressed a meaning difference in economic environmental factors and individual housing factors. Finally, the factors of the effects in the decision of the investment in the real property according to the self-capital scale displayed a meaning difference in natural factors, social environmental factors and individual housing factors.
