It is a difficult task to understand the exact factors that affect sales of apartment units. There are so many elements in both the supplier's and buyer's side, it would be an overstatement to say that one factor causes a unit to be sold. Most of the current researches only focus on the price determination and the factors that affect sales of already existing homes. Also, the studies on apartment sales analyzed only the sales prices and the subscription competition ratios. There are not sufficient studies on factors that the suppliers should consider in selling the units built. It is the purpose of this paper to categorize the factors that affect the early stages of sales process of apartment projects into internal and external factors. The data utilized by this study are gathered from Dong A C&D Inc., a brokerage company, and through the actual market research, meaning they can be considered more objective and accurate than those data reported in the media or newspapers. Also, this study considered the actual sales numbers of the apartment units and regional and time factors.
The statistical program Han Geul SPSS 12.0 was utilized to analyze the data gathered. First and foremost, to understand the effects each factors have on sales rate, the Regression Analysis was conducted. Also, the policies were categorized into before and after the real estate relief policy that took effect on August 31 of 2008, which was one of the most marquee policies of the previous adminstration, and were analyzed through the Regression Analysis. Next, in order to see if the factors actually affect the sales rate, the Independent t-test and ANOVA (Analysis of Variance) were conducted.
According to the results of the Regression Analysis, the factors that affect the sales rate in a positive manner are as follows: number of units for sale, amount of earnest money deposits, local brand value built the based on the analysis of Dong A C&D Inc., the favorable market conditions, and enforcement of the government real estate relief policies. When the above factors were analyzed based on the different times, before August 31 of 2005, only the favorable local market conditions affected the sales rate in a positive. However, the higher the brand value given by Dong A C&D Inc., the more positively the sales rate was affected prior to August 31 of 2005. Next, according to the variables of internal and external factors that affect the sales rate analyses the following results were found: First, out of the internal factors, the individual variables that affected the sales rate were the type of the apartment complex and the means of partial payment. Second, in regards to the location environment, another internal factor, only the amenities proved to affect the sales rate. Third, according an analysis of the investment value which is an external factor, the brand value created based on the reports of Dong A C&D Inc. and the favorable local real estate market conditions affected the sales rate when the price of the existing properties were rising. Fourth, the analysis of the timing showed that the differences in sales timing can affect the changes in the sales rate. The sales rate before August 31, 2005 were higher than the rates after that date. The real estate policies going in to effect with a month prior to and after the sales date seem to raise the sales rate when compared to no changes in policies.
Although not all the elements were included in this particular research, the study finds its significance in the fact that the factors that affect the sales rate in the rural areas, and not in the capital area, were discovered. The results of this research can be valuable to those who work in the real estate brokerage, developing, and construction fields. If a developer plans to do business in rural areas, it is imperative that one consults the local experts in selecting the general contractor and determining the timing. In future studies, if more elements and research subjects are selected to study a wider range of areas, it is believed that one can learn exactly what factors affect the sales rate, and that is what the future researches need to achieve.
