      In this study, it is intended to concretize the evaluation criteria needed for selecting tourist resort remodeling business by dividing it into internal/external influence factors, and to set the priority per each influence factor of tourist resort remodeling in order for the local autonomous entity, who are currently moving forward with the tourist resort remodeling plan by receiving national treasury subsidy, to establish more systematic and efficient remodeling plan.
      In order to set the priority factors of tourist resort remodeling business, it has drawn primary factors which can be applied to the tourist resort remodeling business based on the internal/external factors of the tourist resort remodeling drawn from the pre-implemented study, such as 'Tourist resort remodeling promotion plan (The Ministry of Culture and Tourism, 2006)', 'Development of remodeling models such as tourist resort (Korea Culture & Tourism Institute, 2005)', 'Development Index of Sustainable Tourism (Ju-Nyoun Kim, 2004)', Study on the models of sustainable Tourism Development Plan (Korea Culture & Tourism Institute, 2005)' and etc.
      It has drawn the final primary factors needed for analyzing this study by carrying out the professional research technique (Delphi Technique) from the 1st phase to the 3rd phase thru open type and closed type questionnaires in order to draw new primary factors based on the factors drawn from the pre-implemented study. It has operated hierarchy work through exploratory factor analysis based on the drawn primary factors, and have presented quantified priority order index per each hierarchy towards internal/external influence factors of the hierarchy tourist resort remodeling business.
      Also, this study aims to help the tourist resort remodeling business in establishing plans and efficiently executing business in future by presenting implications to the professionals, who are either planning or implementing the tourist resort remodeling business, by utilizing the analysis results drawn.
      The followings are research questions of this study segmented and specified based on the research purposes of this study stated above:
      Research Question 1: What are the factors reasonable for hierarchical decision making method (AHP) for drawing the priority orders among internal/external influence factors that constitute the tourist resort remodeling?
      Research Question 2: What is the priority order of remodeling per each factor needed for optimizing the tourist resort remodeling business among the internal influence factors of the tourist resort remodeling, 'Hardware', 'Software' and 'Human ware'?
      Research Question 3: What is the priority order of remodeling per each factor needed for optimizing the tourist resort remodeling business among the external influence factors of the tourist resort remodeling, 'Legal/Economical influence', 'Socio-cultural change', and 'Preservation of environmental resources'?
      The results analyzed to solve questions of this study are as follows.
      In this study, it has executed an analysis to draw importance and priority order by dividing the internal influence factors of the tourist resort remodeling business into mid-hierarchy and low-hierarchy factors following the high-hierarchy of 'hardware', 'software', and 'human ware' aspects, and the external influence factors into mid-hierarchy and low-hierarchy following the high-hierarchy of 'legal/economical factors', 'social/cultural factors', and 'environmental factors'.
      According to the results of AHP research, items of 'the characteristics of existing resources preserved development'(.077), 'minute examination of business feasibility'(.076), 'facility design harmonized with environment'(.055), 'consideration of resident tourist participating facility'(.055) and 'development of tourist products linked with surrounding areas'(.055) have appeared in the order of high importance level when looking into the top 5 factors that have the highest priority order (global) among the internal influence factors of the tourist resort remodeling business.
      In the aspect of Hardware, remodeling plans will have to be established preferentially focusing on 'the characteristics of existing resources preserved development' and 'facility design harmonized with environment' in the aspects of sustainable tourist development, which entire tourist resorts are currently pursuing, when promoting tourist resort remodeling business in future.
      Also approach form in the aspect of 'Consideration of resident and tourist participating facility' is necessary as well. By including the facilities, that meet desires of residents and tourists and in which they can participate, in the remodeling plan, the tourist resort remodeling business will have to be successfully carried out by searching for tourists' satisfaction and creation of re-visit, creation of intention to spread by word of mouth and etc.
      In the aspect of Software, it implies the factor that we need to promote remodeling business which has high benefits comparing to expenses through accurate calculation of expenses and benefits which can be produced through tourist resort remodeling through the 'minute examination on business feasibility'. But the optimum tourist resort remodeling plan will have to be established by minutely examining not only the feasibility considering only simple financial aspects, but also economical and political feasibility. The item of 'development of tourist products linked with various tourist resorts in surrounding areas', which is appeared as an important factor in the aspect of Software, are as follows. The current tourism is changing from point tourism (tourism that tourists stay at one place and go sightseeing) to linear tourism (tourism that tourists go sightseeing while connecting various tourist resorts in a line) and areal tourism (tourism that tourists spend lots of time in the area while lodging in the tourist resort).
