The real estate investment climate has greatly changed since the Asian financial crisis in 1997. With increasing interest in income gains from real estate investments, rather than capital gains, Real Estate Investment Trusts(REITs), Real Estate Funds, Asset- backed Securities(ABS), Mortgage-backed Securities(MBS), and other kinds of indirect real estate investment products have been introduced and are being sold to investors. In addition, the influence of institutional and foreign investors in the domestic real estate market continues to grow day by day. Foreign investors typically analyze expected returns against the costs of investment before committing funds. Therefore the need for a reliable real estate returns indicator is needed more than ever.
As investors begin to focus more on income gain-related returns, they have taken a greater interest in office building investment because of the perception that such returns are stable and that the cash flow is positive.
Given that, the main purpose of this Ph.D. thesis is to provide necessary information for office buildings investment in Seoul by means of (1) listing returns by district, (2) identifying macro- and micro-level factors affecting any return differences, and (3) projecting returns by district from prospective investments in office buildings in Seoul. This study covers 1,358 office buildings in four districts (Central District, Mapo-Yeoido District, Gangnam District, and Other District) in Seoul. In Chapter 3, these office buildings' distribution patterns and their income yield rates were analyzed by district. Results from a factor analysis of the returns for each office building was introduced in Chapter 4.
The factor analysis of returns by building considers micro factors such as location, distance from the subway, banks located within the building, presence of a security system, building age & size, floor area ratio (FAR), and vacancy rate. Macro factors are also taken into account, including interest rates, economic growth rates, and the rate of change in land prices, for factors which affect the entire economy can also be expected to affect investment returns.
In most of the previous research, only cross-sectional analysis of the above factors was conducted. In the current study, however, the most recent 5 years (2003-2007) of cross-sectional and time series data for 1,358 sample office buildings in Seoul was analyzed. Empirical analysis was also conducted on the effect that the above factors exerted on office building investment income by region.
The results of the empirical analysis indicate that all the regional dummy variables are positively correlated with investment returns. Distance from the subway, presence of a security system, usage restrictions, floor area ratio, vacancy rate, and interest rates proved to be factors affecting returns, with significance at the 95% confidence interval.
Overall results show that salient factors in each district exerted statistically significant effects on office building investment returns. This suggests that the office building investment market in Seoul has special characteristics varying by district. These results support previous research into the overall factors determining rents.
Unlike the previous studies that would provide useful information only to lessees and lessors, however, this study focusing on the factors affecting income yield rates then becomes meaningful not only for lessees and lessors but also for developers and investors in the private sector. In addition, this study is hoped to make a significant contribution in various fields including urban planning and redevelopment policy in the public sector. Finally, it is hoped that this study's results will serve as a sound investment indicator that would help making the current Korean office building investment market more transparent.
