The location in commercial properties is diversified by various factors. It is certainly important to investors but mainly distributed by suppliers. As store entries to each floor irrationally proceeds by suppliers, much loss occurs actually. Therefore, I suggest that citizen opinion needs to be considered with regard to locational business categories in selling commercial properties in lots.
The present study theoretically reviews the locational entries and business categories in commercial properties and investigates their current status. The perception difference between real property-related agents and general citizens is also analyzed and discussed. Along with the rational reflection of citizen opinion regarding store entries to each floor, this study intends to present how to avoid losses due to unsold space and delayed lease, how to achieve efficient sales, and how to manage lease.
The current study consists of five sections. Section 1, the intro, explains research background, study purposes, and methods. Section 2 reviews a theory relevant to commercial properties and store entries. Here a preceding study is executed to make the current study different from other research. Section 3 examines commercial properties in terms of the supply, selling prices, investment preference, and the status of location. Section 4 analyzes the perceptional difference in locational properties of commercial properties. At last, section 5 summarizes research findings and concludes.
T-test was carried out to examine perceptional differences as to the locational properties of commercial properties between two groups: real property-interested agents and citizens. Analysis items are composed of locational business categories, the factors of locational entries, appropriate locational selling prices, and the factors of locational selling prices. Research findings are as follow.
First, real property agents answered that returns are the first consideration as to the commercial property sales and investments.
Second, two survey groups revealed different perceptions about locational business categories.
Third, the survey result on locational properties indicated a group difference in the first basement only.
Fourth, there was a perception difference in the appropriate level of selling prices.
Fifth, two groups were different in the perception on the factors of locational selling prices.
Future research needs further examination about the cause of perceptional differences and about some doubtful findings of this study. Since development operators of real properties are not considered in the present study and since various types of commercial properties are not included as well, following research should take them into account.
