우리의 주거는 한국전쟁 이후 생존을 위한 공간에서 여러 형태로 변화를 거듭하여 현재의 주거문화로 발전해 왔다. 우리나라 인구는 2018년 49,340천명으로 인구수의 정점에 도달한 후(인구증가율 0.02%) 감소하여 2019년부터 마이너스 성장으로 전환될 전망이다.
반면 우리나라 가구 수는 2007년 1642만 가구에서 2030년 1987만 가구로 21% 증가할 것으로 전망되었다. 이는 저 출산의 영향으로 인구 자체는 감소하지만, 핵가족화와 1인가구의 증가로 빠른 가구 분화가 예상되기 때문이다.
정부는 2012년까지 주택보급률을 선진국 수준인 116.7%로 끌어올린다는 목표를 설정했다. 노인 가구, 독거노인가구, 1인가구 등 가구형태의 다양화에 따라 이에 걸맞은 주거공간 공급계획도 수립하고 있다.
1인 가구를 위해서 그들의 주거 특징을 고려해 원룸주택, 오피스텔 공급과 동시에 도심지 재개발에 따라 사용가치가 떨어지는 노후건물을 1인가구 주택으로 개량하여 이들에게 공급하는 방안을 검토하고 있다.
본 연구에서는 우리의 인구 사회적 변화에 따라 개인화, 도시화 되어가는 가족구조에 맞는 새로운 주거공간을 제시해 보고자 한다.
현재의 주택건설업계의 브랜드화, 대형화, 고급화에 따른 공급은 포화상태이며, 획일적인 주거공간으로는 더 이상 수요자를 만족시킬 수 없게 되었다.
따라서 본 연구 계획은 1인이라는 대상 중에 부모세대와 독립하여 살아가고 있는 20대 후반~40대 초반의 나홀로족(글루미제너레이션족) + 보보스족을 지향하는 부류를 대상으로 새로운 타입의 오픈 1인 주거공간의 연구계획안을 제시한다.
본 연구의 논제의 중심은 특정 대상을 위주로 하여, 그 대상자들이 원하는 주거형태를 제안하는 데 있다. 일반적인 주거공간보다는 실험적인 공간으로 그들에게 적합한 주거형태를 연구계획 해 보고자 한다.
연구진행은 주거의 개념, 원룸의 역사,전망를 통해 현재의 주거문화에 대해 정리하고, 국내외의 주거사례를 조사해 본다.
20대에서 40대 초반까지의 1인들의 사회적 특성을 염두에 두어 주거생활과 업무생활을 나누어 각각의 공간에서 주거와 업무를 병행할 수 있는 라이브러리 리빙공간을 기본으로 새로운 단위공간들을 공존시켜보기로 하였다.
그리고 디자인전개에서 대상자를 위한 새로운 형태의 주거패턴을 2가지로 나눠 분석한다. 이를 바탕으로 1인 주거공간을 새롭게 연구해봄으로써 본 연구계획의 목적을 정리해보고자 한다.
본 연구를 통해 새로운 주거형태을 만들기보다, 새로운 형태의 다양한 1인주거공간의 연구를 통해 우리의 주거개념도 변화되고 발전해 갈 수 있도록 거주 생활자의 여러 가지 특성에 맞춰 다양한 1인 주거공간을 연구발전 하여야 하며 지속적인 연구 및 제안이 제시되어야 할 것이다.

Korea’s housing has evolved from a space for a single occupant during the Korean War to that of the present living culture, going through different stages of change. Korea’s population is expected to hit 49,340,000 in 2018(with an annual population growth rate of 0.02%) and to decrease afterwards, achieving a minus growth rate starting from 2019.
The number of households in the country, however, is expected to rise from 16,420,000 in 2007 to 19,870,000 in 2030, an increase of 21%. This is because while the population itself decreases due to a low birth rate, the number of households rapidly multiplies with the increase of nuclear family and single-person households.
The government aims to raise the house supply rate to 116.7% of the level in the developed countries. It also has a ready house supply plan that will meet the housing demands emanating from the diversification of household types, including senior-citizen, single-senior-citizen, and single-person households. To satisfy the demand for one-person housing, the government is considering supplying one-room houses and studios, and of turning old buildings, which have been left relatively useless in the wake of urban housing renewals, into one-person houses, and supplying them as well.
A new housing space that suits the individualization and urbanization of Korea’s family structure resulting from the population-societal change that has transpired in the country is suggested in this study. There is nolonger any demand for the trend in the housing-construction field that prioritizes brand, size, and quality in housing supply, and a uniform housing space no longer satisfies customers. Therefore, the study of a new type of open single-person housing for those in their late twenties to early forties, who are said to belong to the “Gloomy Generation” and/or “Bobos Generation,” is suggested in this study.
There is a focus group that is being targeted by this study, and the type of housing that such group would want to live in is suggested therein. The study does not suggest a general housing space but suggests that the type of housing that would suit this target group be studied and planned.
The study progresses in the following order. First, it clarifies today’s housing culture by looking at the concept of housing in general and the history and prospects of one-room housing in particular. Then, considering the social characteristics of the people in their twenties to early forties, it will try to coordinate new unit spaces based on library living spaces which, when divided into spaces for living and working, could exist side by side.
As regards design development, two different types of living patterns of the focus group were designed and analyzed in this study. A new study of a one-person living space, based on this analysis, would fulfill the purpose of this plan.
Rather than build a new living space based on the results of this study, what is needed is a continued study of various types of single-person housing that will suit the different characteristics of the prospective inhabitants. It is hoped that this will help change the Koreans’ concept of living.
