Facility Management is not the simple maintenance management business for the facility of the building. It can be said to be the total activity to plan and manage corporate activity efficiently, operate the workplace of high productiveness and provide a safe, comfortable work environment for customers.
This study was intended to shed light on the present situation and problem of the domestic FM market that deteriorated into one of 3-D jobs as this concept of facility management(FM) was consolidated into facility management, security, beautification jobs and so on in the domestic market. And it attempted to introduce FMS(facility management system), a direction towards which the domestic FM market should ultimately be oriented.
The ultimate purpose of building management is to provide the maximal spatial convenience for customers using the building and prolong its life. For this purpose, it may be necessary to measure and quantify the qualitative level of building management employees, which is not realistically impossible. So this study attempted to compare and analyze the number of building management personnel by dividing the building into the private one and the public one through the correlation between the number of building management employees, the quantitative variable, and all explanatory variables of the building.
As a result of analysis, it was found that the private building employed more facility management personnel and security guards, cleaners as well as the overall staff than the public building. This implies that the private building spent more maintenance management expenses but provided the higher level of service than the public building in terms of the convenience of those using the building as well as prolonged its life.
Any previous studies have not still attempted to conduct multiple regression analysis in estimating the regression model to draw this conclusion. It should be emphasized that this study estimated the further advanced regression model in that it analyzed the end-use of the building, the electrical and mechanical installation capacity of the building as well as architectural area compared to the simple regression analysis using the management personnel and the architectural area of the building in previous studies.
In addition, this study discussed FMS and U-Facility, the recent trends that have spread into the FM market. To proceed to prolong the life of the building and manage it safely, the facility maintenance management of the building should not be begun by recruiting those concerned with it and forming its organization after the completion of the building construction work. Instead, the ultimate purpose of facility management could be achieved when facility managers should be involved in the stage of building design and planning and the long-term plan and the facility management system are simultaneously introduced and constructed. And it is necessary to diagnose the basic characteristics of the building already in use, manage the detailed history of all electrical and mechanical installations, build up the system and provide education for those employed in related jobs so that related services may be provided at any place and at any time.
More efforts were devoted to reducing the cost such as labor cost than the rise of profits such as rents in order to enhance the value of the business building after the IMF-supported regime. As a consequence, the value of the building for the selling purpose was raised but the human resources maintaining and managing the building could not but to become poor. But it is thought that the rise in the value of the building from the long-term perspective cannot but to be determined by how much maintenance management cost including investment in talented persons has been spent. It is necessary to recruit talented persons, pay reasonable wage for them and make a shift in thinking of the human resource within the organization as the best asset. Their achievement could result in raising the value of the building and prolonging its life.
