This study attempted to present the diversity of residential types in the apartment housing market forming the mainstream of the domestic housing market and investigate the definition, background and present situation of the townhouse market raising merchantability such as environment-friendliness and the like through its theoretical investigation. And it sought to explain the characteristics of current consumers' demand for townhouse through empirical research.
The domestic housing market has the uniform aspect of the product of apartment housing rather than the aspect of diversity. Therefore, it is the point in time that diverse residential products responding to economic, sociocultural changes are required. The townhouse is emerging as one alternative to meet this market characteristic. But the present situation is that a clear definition of the townhouse is not made and it is not enough to make an empirical grasp of the characteristics of consumers' demand for townhouse.
Accordingly, chapter 2 offered a clear definition of the townhouse product through a theoretical investigation into it. It sought to identify the product characteristic of townhouse through an investigation into the history and evolutional process of the townhouse market at home and abroad and to set the standard and criterion for it.
Chapter 3 offered an investigation into the present situation of the townhouse market with a focus on the case by dividing it by period and attempted to investigate the nature, present situation and problem of block-type detached housing within the housing land development district in which the townhouse product is principally in promotion.
Chapter 4 made a grasp of the characteristic of consumers' demand for the townhouse market through the empirical research. This study classified the consumers approachable to the townhouse according to socioeconomic status and identified consumers' acceptability, future prospect, proper size and sale price of the townhouse through an empirical research conducted for 300 persons in Seoul and the metropolitan area. And it was intended to help formulate the product development strategy of the project to be promoted in the future by grasping the size of the exclusive-use garden, the placement of the inner room and living room and the like that consumers would want in addition.
This study made a suggestion about the direction of product development by investigating the project currently promoted at home and comparing this with the consumer research. But there is some limitation in generalizing it completely because of the situation that there are not many projects of actual case. It can be seen that empirical research has some limitation in terms of the clarity of consumers' awareness about the product due to the market that is not revitalized.
Accordingly, it is thought that in keeping with the stage of market revitalization, a theoretical investigation should additionally continue in terms of architecture and product planning, such as the product, saleability evaluation, post-occupancy satisfaction evaluation and the like. If diverse studies are conducted and presented to make an empirical grasp of consumer needs, it is possible to make a comprehensive and in-depth study of the townhouse market and raise the efficiency of the development strategy of the townhouse product which will be promoted in the future.
