The motivation of this dissertation is to analyze the satisfaction and affect of the job of licensed real estate agents and assistants. The basis is to raise the efficiency of the job by elevating the environment and therefore there will be simple data relating to this subject. For these motivations, after a preliminary investigation from June 20, 2007~ 25th for licensed real estate agents and assistants in Daejeon City, the questions have been revised and therefore the main investigation was taken for 10 days, starting from July 2, 2007~ July 12, 2007. 300 sections are the total amount of the evaluation forms. 273 parts have been collected, and 257 sections have been used for research. SPSS 12.0 has been used for a range analysis, T test, ANOVA, higher officer analysis, regression analysis, and a structural equation analysis according to the data of the evaluation forms.
The following text concerns the summary on the conclusion of the analysis of the dissertation.
First, The analytical result for the job satisfaction VIP has appeared that brokerage has helped personnel relationships and that the prospect for the job does not have a bright future. Since meeting diverse people is necessary, it elevates personnel relationships. However, the real estate condition isn't stable owing to the large amount of brokerage workers which simultaneously enlarges the competition and therefore deteriorates the prospect of the future. Also, the analytical result of the duty quality factor shows that the investigation object people cognize that professional technology and information is necessary and are stressed out by whether or not to contract. On the other side, the stress of social prejudice was only mediocre. It appears that there has been competition of good intention between colleagues in the analytical result of the organizational culture VIP, and although it appears that they have amicable relationships, the trust between them has decreased.
This is because If too much information is revealed, customers are apt to decrease since there isn't an exclusive brokerage contract in Korea, and this can be proved. The real estate bubble and speculative demand in the market is not serious and was negative to tax reinforcements.
Secondly, the affect on the satisfaction of the duty that the characteristics of demographics give differ by sex and groups. In the case of men, they think more optimistically of the prospect of duty, but the prospect of brokerage was gloomy.
According to age, ages below 39 had the most optimistic answers, and the age range of 40~49 had the most negative answers. It has been analyzed that the longer the work period is, the cognition of brokerage enlarged simultaneously. The satisfaction of duty concerning work hours clearly differed between groups, cognition of brokerage, the variation of personnel relationships and so on. In all of the subordinate variables, the longer work hours are, the satisfaction also increased.
Third, the results of the regression analysis showed that according to the job satisfaction and the factor of it, the high satisfaction of work hours concerned job satisfaction. Also, the satisfaction of the relationship of colleagues and customers also played a part. The social economical factor didn't affect much. The recursive coefficient showed that the governmental policy was helpful, but wasn't pertinent. Consequently, the hypothesis that social economic factor affects job satisfaction was rejected.
Forth, a T-test was executed in order to verify the distinction between a real estate agent and brokerage supplementary member's job satisfaction. The result explained that there were no differences between the two.
Fifth, a path analysis by structural equation showed that customers, colleagues, and work hours all affected job satisfaction, but the market, policy, and the work didn't concern the affect.
