The purpose of this study is to suggest the development direction of compact new town. To research of this study, the five reprsentative new towns as
Bundang in Seongnam, Pyoungchon in Anyang, Sanbon in Gunpo, Ilsan in Goyang, Jungdong in Bucheon are selected. These new towns are commonly developed around the early 1990s in the capital area of Korea.
This study is consisted of five parts.
The first part of this study reviews theoretical background on the planning elements of compact development.
The second part establishes the index of evaluating sustainability of the planning elements of compact developemnt by questioning urban planning experts.
The most important planning elements of compact development are to increase the green open spaces(trees, other green plants and playground etc) and to reduce urban decentralisation and dispersal by using more concentrated forms for new developemnt and to have more walking-friendly street.
The second are to do Mixed-landuse planning and to balance public transport loadings to minimise fuel consumption and to have road for only bicycle and to concentrate developement served by subway.
The third is to develop high density.
The third part shows the result of comparative analysis among the New Towns(Bundang in Seongnam, Pyoungchon in Anyang, Sanbon in Gunpo, Ilsan in
Goyang, Jungdong in Bucheon). The most sustainable New Town is Sanbon in Gunpo.
The fourth part analysizes the sanbon in Gunpo from a point of view of residents to find elements impacting on the satisfaction of resident. The most important element is green open space.
The fifth part suggests development direction of compact new town. Maior findings are as follows.
·Shorter journeys to work and for daily needs.
·Much higher proportion of trips by public transport.
·More balanced public transport loadings to minimise fuel consumption.
·More concentrated development served by public transport.
·Greatly reduced consumption of fossil fuels.
