As a study on the planing method of collective housing for Urban Area, this thesis establishes the problems of collective housing for Urban Area appeared together with life quality improvement of people since 90s & the high-density, medium-height, Courtyard collective housings as an improvement direction according to this, and it's practical study to forecast domestic application & possibility of these high-density, medium-height, Courtyard collective housings. This is to find new planing direction & criterion for domestic collective housings of urban type, and by applying the high-density, medium-height, Courtyard collective housings to domestic urban dwelling sites through Simulation & presenting practical possibility, it's to be helpful for planing of domestic urban collective housing.
To achieve this end of study, study methods this study takes are like following. First, present situation of domestic urban collective housing is analyzed, problems occurred according to development process of domestic collective housing & changes of social conditions are derived, and it's intended to grope new direction of domestic urban collective housing. As an alternative plan of this domestic urban collective housing, necessity & range of high-density, medium-height collective housing are established, and usability Courtyard collective housing as a type of high-density, medium-height collective housing has & meaning of Courtyard as collective housing of urban type are inspected.
In the case study, since there's no case of introducing high-density, medium-height, Courtyard collective housings in our country yet, to plan collective housing fitting for domestic facts, the cases of foreign collective housing complex planed under various conditions are inspected. Also based on these, criterion to apply to domestic collective housing planing is made, necessary planing elements are analyzed, and Simulation is performed with adaptability investigation according to this. Therefore, theoretical basis to be present situation of domestic dwelling site development & alternative plan of problems is examined through documents referring & precedent study, and as criterions of planing & dwelling blocks, the contents like model development scale, formative range, land usage degree, and the connections with road & lot are studied through case study & examination of the law.
Therefore, this study is the one to find domestic application possibility of high-density, medium-height, Courtyard collective housings as an alternative plan for dwelling environment improvement of existing urban high-rise · high-density complex & multiplex · multi-family housing, overcoming scenery disharmony & severance from around areas in the aspects of regional environment including round regions, and based on dwelling environment improvement of inhabitants, so it's study to present development direction of the high-density, medium-height, Courtyard collective housings enabling to raise dwelling environment & urbanism within the law in force objected for our country's existing urban housing district, and contents summarized are like below.
First, in our country, the development of high-rise · high-density has caused scenery disharmony & urbanism loss and been blocking against the quality improvement of people's life till now. This is the result of redevelopment -rebuilding enterprise based on economy logic, and nature destruction & urbanism loss by large-scale development have become powerful as even social problem. Therefore, it's expected that these high-rise · high-density development method will be proceeded continually hereafter, and it's the time point to expect its development as our country's typical type of urban dwelling site.
Second, it's identified that the development of high-density, medium-height, Courtyard collective housing in our country's urban dwelling regions is the method coinciding with large-scale development on the basis of the reason of usable land's exhaustion & shortage. Therefore, the development of high-density, medium-height, Courtyard collective housing has to be enforced on the conditions of block total development at the scale between (5,000u~10,000u), and middle scale partial & gradual development of Seoul general dwelling regions objected for block can be done in actuality.
Third, in the application possibility of high-density, medium-height, Courtyard collective housing, as its object region, Seoul general dwelling regions are set as an object mentioned above, and the range of high-density, medium-height development fitting & convincing for our country's law in force most is prescribed as about 5~8 layers, but it's permitted to the twelfth layer, and it can be defined as the degree of securing (40%~50%) of the building-to-land ratio, (150~250%) of floor space index & 150~200 household/ha of household density.
Fourth, while inspecting & analyzing necessary planing elements of high-density, medium-height, Courtyard collective housing through the cases of foreign collective housing, planing elements possible for domestic application are derived. Also, through density Simulation at 8410u as general block scale of general dwelling region in our city with planing elements derived, the result identified by model indication method is, to secure adequate facing motive distance & privacy and satisfy density condition, under the conditions of every layer's sameness adjusting desired terms of 2nd type general dwelling regions, suitability can be found at the Simulation of about 5~7 layer. Though model condition presented at the Simulation is combination method according to changes of same layer & same house number, the result to accept sufficient request density makes expectations of securing dwelling & accepting density identified at the case of foreign Courtyard collective housing if equipped with various layer's changes & motive compounding in the study hereafter, also this study makes expectations of realizing collective housing of urban type to take Courtyard while preserving high-density, medium-height sufficiently in even domestic city dwelling regions.
