The analysis of the structure and index for real estate price, based not on the information about real trading price but on the price offered by seller or appraised value for the purpose of yielding official statistics, has been criticized for its failure to reflect a reasonable index.
The purpose of this study was to induce index producing method to adapt for Korean real estate market by examining the price index theory with the real estate price model and by analyzing apartment price index with various apartment pricing models drawn from residential real estate market which holds a big portion of whole real estate market.
For the study, the indices of median model, hedonic price model and varying parameter model were being used to compare the sales price of apartment in Seoul from 1999 to 2004 researched by Private Real Estate Company with Korean housing price index i.e official statistics.
In addition, three physical aspects were considered, which are conditions of location, housing characteristics of individual apartment and apartment complex as an independent variable. In drawing model, group of school variable, one of the location's conditions, was shown to be the most influential variable, while the most important variable was time condition followed by apartment complex and individual apartment in hedonic price model, and individual housing was more influential than apartment complex in varying parameter model.
The index calculated by the median model usually appeared to be lower than other indices in whole parts of Seoul, Gangnam and Gangbuk compared with the price index derived from the calculated model based on price in 1999 as 100. The index of hedonic price model was lower than that of varying parameter model or Korean housing price model. It increased unusually in contrast to the decline of varying parameter model and Korean housing price index in 2004 when diverse policies were executed to control the overheated speculation in real estate market. Therefore, showing similar fluctuation to Korean housing price index and high sensitivity to price, varying parameter model were believed to be the most effective method.
Finally, the efforts based on an absolute comparison method were made to estimate signal/noise ratio showing the portion of explainable or unexplainable parts to judge whether the index is to be appropriate or not and we got the result of 0.7180 varying parameter model index and 0.4197 hedonic price model index, which means that the index of varying parameter model explains apartment market more effectively than that of hedonic price model. The varying parameter model was proved to be more useful because it allows Paasche method in which you can consider the current housing stock as weight factor under the current situation in which the newly built mass apartments have more influential power on the existing apartment market.
