부동산중개업자의 직무만족에 관한 연구 : 서울시를 중심으로 = (A)study on the job satisfaction of real estate brokers in Seoul

국문 초록 (Abstract)

국내의 부동산 시장은 세계화·고도화·다기능화·가처분소득의 증대 등으로 인해 공인 중개사에 대한 국민의 서비스 기대욕구는 크게 고조되고 있으나, 공인 중개사의 영세성, 불합리성, 업무 영역의 협소성, 중개 수수료의 비현실성 등으로 인해 선진화된 서비스를 제공하지 못하고 있다. 이에 본 연구는 공인 중개사의 직무 만족의 영향요인과 영향력을 실증분석 하여 정책 환경의 기초자료를 제공하여 부동산 전문자격제도의 정착과 전문성 제고에 기여 하고자 한다.
본 연구의 목적을 위하여 서울 시내 개업 공인중개사들을 대상으로 개인적 특성 변수에 따른 직무만족도의 차이를 규명하고, 그 원인을 분석하였다. 우선 빈도분석과 교차분석 결과 중개업이 여성 중개사들이 큰 만족을 느끼고 있고, 대졸 이상의 학력자들이 높은 만족도를 느끼며, 종사기간이 높을수록 중개업의 부정적인 의견을 보이고 있다. 또한 강남권역 중개사들이 강북권역에 비해 전체적 만족도에서 높은 수치를 보이고 있다. 요인 분석을 통해 구해진 요인들이 공인중개사들의 직무만족도에 미치는 영향에 대한 회귀분석 결과 54.2%의 설명력을 나타내고 있었다. 전반적으로 직무만족도와 측정변수들 간의 관계가 높을수록 만족도에 높게 나타나 각 변수들을 효율적으로 제고 시킬 정책적 방안을 제시한다면 전반적인 직무 만족도를 제고시킬 수 있다는 사실을 분석 결과 나타났다.
위의 연구를 통해 공인중개사들의 만족도에 영향을 미치는 연구는 연구도구 및 방법의 다양함으로 인해 광범위한 분석을 이루어 지지 못하여 향후 직무 특성에 따른 직무 만족 연구가 각 연구별로 비교하여 이루어 져야 할 것이다. 직무만족은 조직과 발전을 이룰 수 있는 한 차원 높은 형태의 개념으로 이에 심층 분석이 요구된다.

다국어 초록 (Multilingual Abstract)

In domestic real property market, caused by internationalization, advancing, multi-functionalizing and increase of disposable income, people's expectations from certified brokers are largely growing but advanced services are not being provided because of pettiness and irrationality of certified brokers, limited business area and unreal brokerage. Thereby this study is to contribute to settlement of real property-specialized qualification system and enhancement of specialty through actual proof analysis of effective factors on job satisfaction of certified brokers and the influence.
For the purpose of this study, examined the differences in the degree of job satisfaction based on the individual character variables and analyzed the causes of certified brokers on business in Seoul city. First of all, based on the result of frequency analysis and crossing analysis, female brokers are feeling big satisfaction and ones educated over university graduation are feeling high satisfaction and as the time of engagement increases, the more negative opinions on the broker business are being indicated. Also the brokers of the area of south side of the Han-river displayed higher number in general degree of satisfaction than the area of north of Han-river. The result of regression analysis of influence of the factors obtained by factor analysis on degree of job satisfaction of certified brokers was showing explanation-ability of 54.2% Generally, as the correlations between the degree of job satisfaction and measuring variables becomes higher, the degree of satisfaction was indicated higher thus the result of analysis indicated that general degree of job satisfaction could be enhanced by presentation of governmental plan to efficiently enhance each variables.
Through above study, wide analysis could not be executed because of the diversity of tools and methods for study thus in future, the studies on job satisfaction based on the characters of job comparing each analysis should be executed. Job satisfaction is a concept of one dimension higher type that can achieve development thus requires depth analysis.
